03/22/2016 ROBERT SHERRY PLUMBING-COMMERCIAL REVIEW Reqs Change 1. Lined water heaters with a heat input of 200,000 BTU per hour or more, an operating water temperature of 210ยบ F or greater, or a nominal water containing capacity of 120 gallons or more are required to comply with the rules contained in Article 4 (Arizona Boilers and Lined Hot Water Heaters) of the Arizona Administrative Code. http://www.azsos.gov/public_services/Title_20/20-05.htm#ARTICLE_4.
2. Provide structural calculations for the mounting shelf for the water heater to show that the water heater will be safely supported from the building structure. Reference: Section 301.2, IPC 2012.
3. Provide a watertight pan of galvanized steel (minimum 24-gage) or other approved material under the water heater with a drain to an approved location. Reference: Section 504.7, IPC 2012.
4. Verify that the automatic faucets specified for the lavatories will operate for a minimum time of 10-seconds per cycle and dispense a maximum of 0.25 gallons per cycle. Reference: Section 416.6, IPC 2012, as amended by the City of Tucson and Section 606.4, ICC/ANSI A117.1-03.
5. Appliances (e.g. soda dispensers, ice makers, etc) to be directly connected to the water supply system that do not have listed, integral backflow preventers or integral air gaps conforming to Section 608.13.1, IPC 2012 require backflow prevention. Specify the type of backflow prevention device required for each water connection (e.g. water supply connections to beverage dispensers shall be protected with backflow preventers conforming to ASSE 1022). Reference: Sections 608.1, 608.3, and 608.16.1, IPC 2012.
6. Verify that the discharge from the dishwashing machine (kitchen equipment number D05) will be 140 degrees Fahrenheit or less. Reference: Section701.7, IPC 2012.
7. Provide cleanouts for all horizontal drains (a drainage branch that accepts the discharge of two or more fixture drains - see the fixture drain for the floor sink under the dirty dish sink that combines with the fixture drain from the floor sink under the range and similarly, two floor sinks in the bar area); the cleanouts shall be sized per Section 708.7, IPC 2012 and shall open to allow cleaning in the direction of flow. Reference: Sections 708.3.1 and 708.5, IPC 2012.
8. An approved 2-way cleanout fitting is a single fitting, not a field-assembled group of individual fittings as shown in detail A/M2.2. Reference: Sections 708.3.5 and 708.5, IPC 2012.
9. An approved 2-way cleanout fitting is allowed to be used at the junction of a building drain and a building sewer; otherwise, cleanouts shall open to allow cleaning in the direction of flow. Reference: Sections 708.3.5 and 708.5, IPC 2012.
10. Clarify the reason for using an indirect waste connection for the dump and hand sinks located at the bar and the server station. Reference: Section 802.1, IPC 2012.
03/22/2016 ROBERT SHERRY MECHANICAL-COMMERCIAL REVIEW Reqs Change 1. The building shell being modified in this activity was not conditioned. Section C101.4.5, IECC 2012 requires the space to be brought into full compliance with the current energy code. Provide energy code compliance calculations for the building envelope; use the climate zone for Tucson. Provide sufficient detail on the drawings to evaluate the energy compliance of the building envelope. The information shall, as a minimum, include U-factors of the envelope systems and fenestration components, along with the R-values of the insulation and the SHGC for the fenestration. Reference: Sections C103.2, C303, and C401.2, International Energy Conservation Code 2012.
2. Show that the proposed HVAC system meets the requirements of Sections C403.2, C403.3 and, if neither the efficient lighting system nor the on-site renewable energy options are selected, C406.2, IECC 2012 (e.g. provide the mechanical energy code compliance certification from COMcheck). Reference: Section C303.1, International Energy Conservation Code 2012.
3. Show the minimum energy efficiency rating (EER) or seasonal energy efficiency rating (SEER) for each air conditioning unit in the equipment schedule. Reference: Section C403.2.3, IECC 2012.
4. Provide heating and cooling load calculations that justify the capacities of the heating and cooling equipment specified for the project. Reference: Sections C403.2.1 and C403.2.2, IECC 2012, and Section 312.1, IMC 2012.
5. Show that each rooftop unit has a thermostatic control that provides for off-hour and set-back control, automatic shutdown and automatic start-up control (i.e. the thermostat is capable of automatically adjusting the start time of the HVAC equipment in order to bring the interior conditions to the desired temperature at the start of occupancy) and, if the thermostat does not require manual changeover from the heating and cooling modes, it restricts set point overlap. Reference: Section C403.2.4, IECC 2012.
6. Clarify why demand-controlled ventilation has not been provided for the building. Reference: Section C403.2.5.1, IECC 2012.
7. The air balance schedule on sheet M1.1 indicates that 1173 CFM of air in excess of the exhausted air flow is introduced to the building during normal operation. Clarify how this will be accommodated during normal operation and during economizer operation. Reference: Section C403.3.1.1.4, IECC 2012 and Section 501.4, IMC 2012.
8. Show the size, routing, and termination of the condensate drains for the rooftop units and the drain for the make-up air unit. Reference: Section 307.2.1, IMC 2012 as amended by the City of Tucson.
9. The City of Tucson has adopted the 2012 IMC as the approved method for calculating ventilation requirements.
10. Provide information on the sequence of operation for the restroom exhaust fan (EF-3); ensure that all of the air supplied to the restrooms will be exhausted (i.e. the fan is to be running whenever air is being supplied to the restrooms). Reference: Section 403.2.1 (4), IMC 2012.
11. Revise detail C/M0.2 to require an enclosing shaft for the grease duct to provide a minimum separation of 6" between the duct and the shaft. Reference: Section 506.3.11.1, IMC 2012.
12. Revise detail C/M0.2 to require the grease duct to extend a minimum of 18" above the roof surface. Reference: Section 506.5.3, IMC 2012.
13. Provide structural calculations and details to show that the Type I hood is supported from the building structure in accordance with Section 507.6, IMC 2012 (the hood hanging weight plus the weight of personnel working in or on the hood). Reference: Section 302.1, IMC 2012.
14. The mechanical plan shows high velocity diffusers for the make up air system in close proximity to the face of the Type I hoods. Verify that the location and type of make up air outlets complies with the hood manufacturer's installation instructions and does not reduce the effectiveness of the exhaust system. Reference: Sections 304.1 and 508.1, IMC 2012.
15. The kitchen equipment plan on sheet A7.0 shows the installation of a dishwashing machine. If the dishwashing machine is not to be installed under a Type II exhaust hood, show that the cooling load calculations include the heat and moisture contribution of the dishwashing machine. Reference: Section 507.2.2, IMC 2012.
