SUMMARY: Engineering Division of Planning and Development Services Department has received and reviewed the proposed Development Plan Package. The following items need to be addressed:
1) Per TSM 2-01.4.1 and AM 2-06.4.9M1 a grading plan (DP16-031) and permit is required prior to approval of these plans.
2) Per TSM 2-01.2.4.1C6 please dimension the 20' minimum horizontal separation between the fuel canopy structure and the Stormtech disposal area that the canopy drains into. This requirement is based on the September 2, 2008 supplemental geotechnical recommendations from LMT Engineering, Inc for the master site.
3) There is a General Paving and Grading Note number 9 that refers to a Geotechnical Report performed by Speedie and Associates Project Number 141853ST, dated November 24, 2015. If there is a new Geotechnical report it should be provided for review and comparison to the submitted plans with the next submittal.
4) Please update utility note 1 on the Utility plan sheet to clarify which sheet is intended to show additional general notes.

1. The building plans have been reviewed by Zoning Review Section but cannot approve the plan until all zoning comments or concerns have been addressed.

2. It appears that the proposed fuel center matches what is shown on development package DP15-0037 but until grading plan DP16-0031 is approved the building plans cannot be approve.

3. Until the plans are approved by all PDSD agencies Zoning cannot approve the building plans.

4. Until the above comments have been addressed and all other PDSD review agencies have approved the building plans zoning cannot approve.
