Monte Vista Drive Residential (1st Review) TRANSMITTAL DATE: May 3, 2016 The building plans have been reviewed by Zoning Review Section but cannot approve the plan until all zoning comments or concerns have been addressed. 1. The site plan should be drawn at an engineering scale, 1" = 10' etc. not an architectural scale. 2. It is not clear what is existing and what is proposed on the site plan. 3. It is not clear if the vehicle use area is included in the lot coverage, see UDC Article 6.4.3. 4. Provide the percentage of lot coverage on the plan. 5. Provide the required street information, dimensioned centerline, pavement, curb 7 sidewalk widths, on the plan. 6. Show the zoning for all parcels adjacent to this site. 7. Show the locations of utility lines for water, sewer, electric and gas. 8. Provide the property boundary distances on the plan. 9. Provide exterior wall height dimensions as shown on the exterior elevations, see redline. Until these dimensions are provide perimeter yard setback requirements cannot be verified. 10. Provide roof overhang dimensions on the elevations, see redline. Until these dimensions are provide perimeter yard setback requirements cannot be verified. 11. Per UDC Article 6.4.5.D.2.a.(2) a roof overhang may only encroach into a street perimeter yard two (2) feet. It appears that a new roof is proposed for the entire structure. If this is the case it appears that the proposed roof overhang at the northeast corner of the garage encroaches into the side street perimeter yard setback by greater than 2'-0". A Design Development Option (DDO) will need to be submitted and approved to reduce the required perimeter yard setback. The DDO requirements can be found at https://www.tucsonaz.gov/files/pdsd/forms/DDO_Setback_Wall_Height_APPLIC_2014.pdf. 12. Per UDC Article 6.4.5.D.1.b a roof overhang may only encroach into an interior perimeter yard two (2) feet. It appears that the proposed roof overhang along the west property line encroached into the interior perimeter yard setback by greater than 2'-0". A DDO will need to be submitted and approved to reduce the required perimeter yard setback. 13. Clearly show all site walls on the site plan and provide heights for said walls. 14. There is a note on sheet A1.0 calling out security fencing on top of existing walls. The following items need to be addressed: 1) The Flood Zone description under project data on sheet 1 shows a BFE = 2,797. This BFE is not within the range of flood elevations for this area. Please update accordingly. 2) The site plan on sheet A1.0 needs to show existing spot elevations around the perimeter of the new building footprint per AM 2-06.4.8E. 3) Per AM 2-06.4.8H and AM 2-06.4.8I sheet A1.- needs to show floodplain flows, water surface elevations upstream of the proposed structure and the velocity of the flow at the edge of the proposed structure as determined by a civil engineer. See also AM 2-06.4.9N6 for additional requirements. 4) Per AM 2-06.4.9M a grading plan is required for this project. Submit a development package with the next submittal. 5) Per AM 2-06.4.9N4 indicate all proposed ground elevations within 10 feet of the proposed building footprint or until you tie into existing grades whichever is more extensive. Also provide the finished floor elevation per Tucson Land Code Section 26. 6) Provide drainage related notes per AM 2-06.4.7B. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL COMMENTS: 1. Limit all code references to those recognized by the City of Tucson. The 2012 International Residential Code is appropriate for single family dwellings. Update the code reference used for the design at the general note #1 on sheet S1.0. 2. A dwelling unit providing complete independent living facilities requires compliance with design ordinances for handicap provisions, solar water, photo-voltaic and gray water preparations. Design Ordinances adopted by the City of Tucson. 3. Show compliance with the Inclusive Home Design Ordinance adopted by the City of Tucson Ordinance #10463 on 10/16/2007. Notate accessible route, minimum door width, changes in floor elevation, door hardware, electrical outlet reach range, grab bar reinforcement, etc. 4. All SFR and Duplex plans submitted after March 1, 2009 require a solar water system, or future installation preparation City of Tucson Ordinance #10549 with one of the following provisions: ½"control conduit and two ¾" copper piping for water with rooftop termination; straight 3" capped sleeve; or an accessible attic (clear path 30" wide x 30" high) over the water heater. Show appropriate notation. SITE PLAN: 1. Indicate the location of buildings, utility meters and gas, water, electric and sewer lines from property line to building, R106.1.1. FOUNDATION PLANS: 1. Indicate the direction of slope for the garage slab, R309.1. 2. Notate the grade away from foundations with a minimum 6" fall within the first 10', R401.3. FLOOR PLANS: 1. Show a maximum ½" floor elevation change at a notated accessible route entrance on the floor plan, R106.1.1. 2. Show the door from a garage to dwelling with a 20-minute fire rating (or 1-3/8" solid core) with self-closing and self-latching provision, R302.5.1. SECTIONS - DETAILS: 1. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing (closed cell spray or rigid board tight to the roof sheathing), R806.5. This condensation control provision is necessary for code compliance, and may be a single layer of air-impermeable insulation, or layered with batt insulation for achieving the total required roof R-value. PLUMBING PLANS: 1. Show gas pipe sizes in compliance with connected demand, G2413.3 & Table G2413.4(1). Provide a 1-1/2" gas line between the firepit and BBQ branch connection points. ELECTRICAL PLANS: 1. Hallways of 10' or more in length require a receptacle, E3901.10. INTERNATIONAL ENERGY CONSERVATION CODE: 1. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing is U=0.40, skylights U=0.65, ceiling R=38 and walls R=13. Show the "R" values of insulation and the maximum "U" factors of the windows and doors on the plans as well as the solar heat gain coefficient SHGC minimum value of 0.25, N1102.1.
