This site is located in the R-1 zone (UDC 4.7.8). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure's wall facing each interior property line (Table 6.3-2.A). Based on a wall height of 13'-2" the required perimeter yard to the east and west property line is 8'-10". Proposed perimeter yard setbacks to the east property line is 1'-0", and to the west property line is 5'-0" Based on a wall height of 9'-8" the required perimeter yard to the north property line is 6'-6". Proposed perimeter yard setbacks to the east property line is 1'-0", and to the west property line is 2'-6" The DDO will need to be approved and the plans stamped by the DDO section prior to Zoning approval of the building/plot plan. If the DDO is approved provide the DDO case number, date of approval, what was varied and if applicable any conditions of approval. |

This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. SITE PLAN: 1. Indicate the location of gas lines from property line to building, R106.1.1. Show the new route if under proposed buildings. FLOOR PLANS: 1. Each detached structure requires a 3-foot fire separation distance from the 3-foot fire separation line to private property lines, or not less than one-hour fire-resistive construction (without openings), R302.1. Roof projections may not extend to a point closer than 2 feet from the property line. Provide 1-hour rated materials at the east garage wall and remove the window and roof overhang. STRUCTURAL PLANS: 1. Provide manufacturer's calculations and data for pre-engineered trusses dated and wet-sealed by an engineer who is registered in Arizona, or notate the requirement for deferred submittal, R106.1. ELECTRICAL PLANS: 1. Provide a riser diagram or notation showing feeder wire size and breaker protection rating, E3602.1 & E3603.1. 2. Show all storage receptacle outlets with GFCI protection, E3902.2, or provide living space with heating/cooling provision.
