This site is located in the R-3 zone (UDC 4.7.12). A single-family residence is a permitted use in this zone (Table 4.8-2). See Use Specific Standards 4.9.7.B.6. The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure's wall facing each interior property line (Table 6.3-2.A). The height of the proposed building's wall is thirteen (13) feet. The required setback is eight (8) feet, eight (8) inches. The proposed setback to the north property line is one (1) foot, one and one-half (1.5) inches. The minimum setback to a side street property line is ten (10) feet (UDC Section 6.4.5.C.1.b). The required setback to the south property line is ten (10) feet. The proposed setback to the south property line is two (2) feet, ten (10) inches. |
