The property is located within the Santa Cruz Area Plan - Key Parcel 4.
Policy for Key Parcel 4 states that "proposed commercial development would be evaluated on the basis of the project successfully addressing potential noise and visual impacts, height considerations, enhances setbacks, and landscaping and buffering elements."




Planning staff has no objection to the variance request, provided the sign meets structural and lighting code requirements.
