| 08/25/2015 | ELIZABETH LEIBOLD | ENGINEERING | REVIEW | Approved | October 1, 2015 FLOODPLAIN USE PERMIT: T15OT00985 (grading permit: DP15-0062) PROJECT ADDRESS: 5600 E River Rd, Tucson Arizona 85750 APPLICANT / PROPERTY OWNER: CRAYCROFT RIVER HOLDINGS LLC The applicant is authorized to use a portion of City of Tucson flood hazard and erosion hazard area, specifically described as: On Parcel: 09-22-003M, indicated as CTR PTN S2 NW4 LYG S & ADJ RD SEC 25-13-14, and approved offsite areas per recorded easement located at northern portion of 5600 E River Rd, Tucson Arizona 85750 within T13S R14E Sec.25; for the purpose of constructing a grocery store and associated site improvements, including drainage improvements and bank protection, and other offsite improvements for the project. The applicant agrees to comply with City of Tucson Floodplain and Erosion Hazard Area Regulations, and is bound by the conditions stated below. Violation of any of the conditions stated or referred to below, as determined by the City Engineer, shall be grounds for revocation of this permit. Responsibility for renewal of this permit, if necessary, is with the applicant. Issuance of this permit does not constitute a waiver of other requirements contained in the Tucson City Code, Land Use Code, or any other Federal, State, or local regulation. No use other than as permitted herein is allowed. Additional uses allowed under City of Tucson Floodplain and Erosion Hazard Regulations require application for, review and approval of an additional Floodplain Use Permit. This floodplain use permit is issued with the following 9 conditions: 1) This Floodplain Use Permit T15OT00985 is issued concurrently with the associated improvement plans/permit DP15-0062. Copies of these documents shall be kept in a readily accessible location on site at all times. 2) Call for PDSD Engineering Inspections during bank protection installation and other drainage improvements. 3) All work shall conform to the approved drainage report, DP15-0062 grading plans, and geotechnical engineering evaluation which are made part of this permit. The applicant attests to the fact that the plans and documents submitted represent all of the improvements that will be done to the site, and that all additions, improvements or repairs are included in the construction plans and/or documents herewith. No other improvements, repairs, or reconstruction have been made to the structure that is not indicated in the attached plans and/or documents. This permit is specific to the improvements for the building specified as indicated on the approved plans. It shall not apply to any other structure or property, whether attached or unattached, not specified under this permit. 4) Within 5 (five) days of issuance of this permit, and continuing through to the completion of the project, notification must be posted and maintained in a conspicuous place on the job site stating "Construction proceeding under requirements of City of Tucson Floodplain Use Permit No. T15OT00985. For information please call 791-5550." 5) Except as approved by City Engineer prior to start of construction, development under this permit shall not obstruct, retard or divert existing flow of floodwaters from or to adjacent properties. Existing drainage patterns at property lines shall not be obstructed nor changed. 6) This permit expires October 1, 2016. If extension is not requested prior to expiration date, renewal of this permit will require a new application, review and approval of that application by the Planning & Development Services Department, Engineering Division. This permit may be renewed for up to one year, at the sole discretion of the City Engineer or designated representatives. 7) See Temporary Construction Easement and Private Drainage and Maintenance Easements for this project. All offsite and onsite work shall be as-built and shown on a Final Revised Grading Plan and submitted under DP16-0062. 8) Disturbance of the bottom of the wash shall be limited to a designated area set at Pre-con meeting. Disturbance outside of the limits shall be subject to Notice of Violation or Stop Work Order. 9) Temporary SWPP controls shall be placed at base of southeast slope and shall be maintained during construction until slope and retaining wall system are completed. This Floodplain Use Permit will be automatically revoked and becomes invalid if conditions are not complied with, as set forth in this permit. APPLICANT: Heather Roberts, P.E.
