This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL COMMENTS: 1. Limit all code references to those recognized by the City of Tucson. Adopted 2012 codes are listed at the Planning & Development Services web site. Show 2012 code references at all notes on E-1. FLOOR PLANS: 1. Show R310 compliance providing egress from bedroom 3 with minimum net clear 24" opening height. This can be provided with a 3046 SH or 4030 slider. 2. Show the location of a minimum 22" x 30" attic access. Attic access is required for areas exceeding 30 SQ FT with a minimum of 30" of headroom and located in a hallway or readily accessible space, R807.1. PLUMBING PLANS: 1. Show accessibility for servicing the water heater, IPC 502.5. Identify the object blocking the water heater utility closet doorway. 2. Show hot water pipe with minimum R-3 insulation, N1103.4.2. 3. Provide protection of (indoor rated) equipment located outdoors with an exterior rated enclosure, G2406.3. MECHANICAL PLANS: 1. Show supply ducts with minimum R-8 insulation (includes vented attics) except when completely located inside the thermal envelope, N1103.2.1. All other ducts outside of the thermal envelope require R-6 insulation. ELECTRICAL PLANS: 1. Show locations of each smoke alarm, R314. Notate that all smoke alarms must be interconnected with a power source from the building wiring, and be equipped with battery backup. When ceiling finish materials are removed in existing construction, existing bedrooms be in compliance. When ceiling finish materials are not removed, existing bedrooms may be equipped with battery operated smoke alarms, R314.2. 2. Smoke alarms are required outside each separate sleeping area, R314.3.2. Show a smoke alarm on each side of the bedroom doors in the immediate vicinity. Show a smoke alarm on each story of the dwelling, R314.3.3. 3. Interior alterations require the installation of smoke alarms at existing bedrooms, R314.3.1. Provide notation if existing or proposed. 4. Hallways of 10' or more in length require a receptacle, E3901.10. 5. Provide notation requiring tamper resistant receptacles for 125 volt, 15A and 20A receptacles, R4002.14. 6. Show or notate a disconnect means or a locking breaker for each water heater, E4101.5. INTERNATIONAL ENERGY CONSERVATION CODE: 1. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing is U=0.40 with a solar heat gain coefficient SHGC minimum value of 0.25, ceiling R=38 and walls R=13, N1102.1.
