Anklam Road REVIEWERS: Paul Baughman, PE, CFM ACTIVITY: T15CM08899 SUMMARY: Engineering Division of Planning and Development Services Department has received and reviewed the proposed Development Plan Package. The main issue that needs to be addressed is the conveyance of roof drainage under the new adjacent pedestrian way. This requirement is being in only the proposed expansion area. The following items need to be addressed: 1) Approval of the floodplain use permit is required prior to approval of this plans set. 2) Per January 20, 2016 TIF image on Pima County Assessor's office for this parcel, there is existing roof drainage being conveyed beneath the pedestrian way by the front door and to the pavement surface. The pedestrian area where this roof drainage is being conveyed is being replaced as part of this plan per details 1 and 5 on sheet A3.1. Per TSM 7-01.4.3E please update details 1 and 5 on sheet A3.1 to show how this roof drainage will continue to be routed under the pedestrian way. Please also add dimensions to these details to show any impact to existing parking conditions. Further review comments may be forthcoming based on any proposed layouts. 3) The valuation for the improvements ($250,000) exceeds 50% of the existing value of the property as shown on the Pima County Assessors office for parcels 116-15-4970 ($168, 525) and parcel 116-15-4960 ($250,950). Per Chapter 26-4 (3) of the Tucson Code if the value of the building improvements exceeds 50% of the value of the existing structure the building must be shown to comply with existing floodplain code. Please either show that the improvements are do not exceed 50% of the existing value by providing a current appraisal or show the existing structure is compliant with the existing floodplain code. This means providing an elevation certificate from a land surveyor and a base flood elevation from a Civil Engineer.
