This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. FOUNDATION PLANS: 1. Indicate the direction of slope for the garage slab, R309.1. 2. Show compliance with termite treatment, R318.2. FLOOR PLANS: 1. Roof projections extending into the 3-foot fire separation distance require not less than one-hour fire-resistive construction on the underside. Provide fire-resistive notation for compliance with R302.1 (City of Tucson Amended) for the roof overhang near the existing guest quarters. 2. An opening from a garage directly into a sleeping room is not permitted, R302.5.1. If an interior door is added for separating the garage door from the bedroom show a minimum room width not less than 7 feet, R304.3 and an area of not less than 70 square foot, R 304.2. 3. Show the door from a garage to dwelling with a 20-minute fire rating (or 1-3/8" solid core) with self-closing and self-latching provision, R302.5.1. STRUCTURAL PLANS: 1. Provide garage roof joist series for determining performance compliance, R301.1. A series 110 is undersized as shown on sheet A2. 2. Show a garage door opening beam size with appropriate load carrying capacity (load bearing), R301.1. SECTIONS - DETAILS: 1. Show the minimum 12" footing depth below the undisturbed ground surface (R403.1) with a 6" clearance above the ground (R317.1 item 5). Update detail 7/A5. 2. Calculate and show the attic ventilation opening size using 1 to 150 of attic area in compliance with R806.2. Provide appropriate upper and lower space vents when applying the reduced area calculation. PLUMBING PLANS: 1. Show a plumbing code recognized by the City of Tucson, 2012 IRC. Update note #1. MECHANICAL PLANS: 1. Show a mechanical code recognized by the City of Tucson, 2012 IRC. Update note #13. 2. Provide demand calculations in accordance with Manual J/S/D standards, M1401.3, M1601.1. Systems shall be sized in accordance with Manual S based on building loads calculated in accordance with Manual J and duct systems sized in accordance with Manual D. 3. Show dryer vent size and location for venting to exterior, M1501. ELECTRICAL PLANS: 1. Show an electrical code recognized by the City of Tucson, 2012 IRC. Update note #1. 2. Show all receptacle outlets located outdoors and in the garage with ground fault circuit interrupting protection, E3902. 3. Show or notate a disconnect means or a locking breaker for the water heater, E4101.5. OUTDOOR LIGHTING CODE 1. Show compliance with City of Tucson Outdoor Lighting Code; the total property lighting limit for area E3 is 55,000 lumens per acre and the unshielded limit for area E3 is 11,000 lumens per acre. Include all exterior fixtures on the property in the calculations. Separately show the fixture wattage both full cut-off and unshielded styles for determining exterior lighting limits. INTERNATIONAL ENERGY CONSERVATION CODE: 1. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing is U=0.40, skylights U=0.65, ceiling R=38 (R-30 with conditions) and walls R=13. Show the maximum "U" factors of the windows and doors on the plans as well as the solar heat gain coefficient SHGC minimum value of 0.25, N1102.1.
