01/26/2016 ROBERT SHERRY MECHANICAL-COMMERCIAL REVIEW Reqs Change 1. Include all of the building modifications in the envelope compliance analysis (e.g. the infill of the roll-up doors and the clerestories). [Initial comment: Demonstrate energy code compliance for the alterations to the building envelope and mechanical systems based on the current code, IECC 2012 (i.e. provide COMcheck for the envelope and mechanical modifications). Reference: Sections C101.4.3, C101.5, and C103.2, International Energy Conservation Code 2012.]
2. NFRC fenestration product ratings for the U-factor and the SHGC values are required for all fenestration components (e.g. clerestories). The maximum SHGC for this location is 0.25. [Initial comment: Provide NFRC fenestration product ratings for the U-factor and the SHGC values on COMcheck or use the appropriate default U-factor and SHGC values from Tables C303.1.3 (1), C303.1.3 (2) and C303.1.3.(3), IECC 2012. Reference: Section C303.1.3, IECC 2012.]
3. Provide heating and cooling load calculations for all of heating and cooling equipment that will be used for comfort conditioning in this building (i.e. the new and the replacement units, HP-1 through HP-8). Label each load calculation with the unit tag number. [Initial comment: Provide heating and cooling load calculations that justify the capacities of the heating and cooling equipment specified for the project. Reference: Sections C403.2.1 and C403.2.2, IECC 2012, and Section 312.1, IMC 2012.]
4. Comment not resolved; no specification for thermostats was found. [Initial comment: Show that each new rooftop unit has a thermostatic control that provides for off-hour and set-back control, automatic shutdown and start-up control and, if the control does not require manual change-over from the heating and cooling modes, and restricts set point overlap. Reference: Section C403.2.4, IECC 2012.]
5. Comment not resolved; based on the ventilation calculations included with the cooling load calculations much more outside air is required than is exhausted. Note that Table 403.3, IMC 2012 requires 0.5 CFM/square foot of exhaust for a printing/copying workroom. [Initial comment: Clarify how excess outside air relief from the building is to be accomplished. Reference: Section C403.3.1.1.4, IECC 2012.]
6. The mechanical compliance analysis incorrectly shows the cooling capacities of the heat pumps as 6kBTU/hr and 7kBTU/hr while they are actually closer to 60kBTU/hr and 24kBTU/hr respectively. Units having a cooling capacity of 33kBTU/hr or greater are required to have an economizer unless their SEER or EER values are 10% or more than the minimum required SEER or EER values. [Initial comment: Show that each heat pump meets the requirements of Section C403.3.1 (economizers) unless exempted by compliance with the efficiency requirements of Table C403.3.1 (2), IECC 2012.]
7. No structural calculations have been included with this submittal. [Initial comment: Provide structural calculations and details to demonstrate that the installation of the new rooftop units will not adversely affect the structural integrity of the roof. Reference: Section 302.1, IMC 2012.]
8. The incomplete ventilation calculations are still shown on sheet M-1.3 and the ventilation calculations included with the cooling load calculations are not clearly identified as to either the heat pump unit or the rooms to be ventilated. Ventilation calculations are needed for all of the occupiable areas. [Initial comment: The submitted ventilation calculations are incomplete. Provide calculations to show that the ventilation system is sized in accordance with Section 403.3, IMC 2012; for HVAC systems serving multiple zones, see Section 403.3.2.3, IMC 2012.]
9. Comment not resolved; registers are not dampers in themselves. Dampers can however be added to registers (see the manufacturer's catalog). Note that the balancing information on the mechanical plans for heat pumps HP-2, HP-3, and HP-8 appear to have insufficient air flow rates. [Initial comment: Provide sufficient dampers in the ductwork to ensure that the HVAC systems can be adjusted to distribute the required amount of ventilation air. Reference: Section 403.7, IMC 2012.]

02/09/2016 ERIC NEWCOMB BUILDING-COMMERCIAL REVIEW Reqs Change 1. PREVIOUS COMMENT 4; SHEET CVR (PLUMBING FIXTURE CALCULATIONS); SHEET A-1.1 (FLOOR PLAN): THE WATER CLOSET CALCULATIONS INDICATE THREE ARE REQUIRED FOR FEMALES. THESE ARE FOR PUBLIC RESTROOMS. THE RESTROOM 110 IS ACCESSED ONLY THROUGH A PRIVATE OFFICE, THEREFORE IS NOT CONSIDERED ONE OF THE REQUIRED WATER CLOSETS. IF THIS PLAN IS REVISED TO ADD THIS RESTROOM TO THE REQUIRED FIXTURES, IT MUST BE ACCESSIBLE PER THE IBC SECTION 1109.2.
2. SHEET A-1.1; FLOOR PLAN: ON THE EAST AND WEST WALLS OF THE PRODUCTION ROOM (123), A WALL TYPE E IS NOTED. THIS IS A METAL STUD WALL INFILL (PLEASE PROVIDE STUD SPACING). KEY NOTE 10 (NEW CLERESTORY WINDOW) IS INDICATED AT BOTH EAST AND WEST SIDES. ON SHEET A-3.2, THE EAST ELEVATION INDICATES KEY NOTE 11 (NEW STEEL GREEN SCREEN), AND THE WEST ELEVATION INDICATES KEY NOTE 10 (METAL STUD INFILL). PLEASE COORDINATE THE KEY NOTES, WALL TYPES, AND ELEVATIONS.
3. SHEET A-1.1; FLOOR PLAN: PLEASE INDICATE ON THE RAMP AT THE NORTH SIDE OF THE LOBBY (KEY NOT 5) TO REFERENCE SHEET A-2.1 FOR RUNNING AND CROSS SLOPE REQUIREMENTS.
4. SHEET A-1.2a; EXIT PLANS: EXIT ACCESS TRAVEL DISTANCES MUST BE MEASURED PER THE IBC SECTION 1016.3, USING ONLY HORIZONTAL AND VERTICAL (NO DIAGONAL) PATHS. PLEASE REVISE THE EXIT ACCESS TRAVEL DISTANCES ON THE PLAN.
5. PREVIOUS COMMENT 9; SHEET A-1.2a; EXIT DOOR SEPARATION: THE TWO EXIT DOORS ON THE LOWER LEVEL (DOORS 111 AND 113) THAT ARE ACCESSIBLE DO NOT APPEAR TO MEET THE MINIMUM SEPARATION DISTANCE (63.33' PER THIS PLAN) AS REQUIRED BY THE IBC SECTION 1015.2.1. PLEASE VERIFY.
6. PREVIOUS COMMENT 14; SHEET A-1.3 (CEILING FRAMING): A SIGN SHOULD BE POSTED AT THE SPACE OVER THE NEW CEILING FRAMING INDICATING A MAXIMUM OF 40 PSF TOTAL LOAD (PER THE STRUCTURAL CALCULATIONS) CAN BE APPLIED TO THAT FRAMING.
7. PREVIOUS COMMENT 15; SHEET A-1.3 (DETAIL D): PLEASE REMOVE THE REFERENCE TO THE STRUCTURAL DRAWINGS, AND ADD TO REFERENCE SECTION H/A-1.3 FOR OPENING LINTELS.
8. PREVIOUS COMMENT 19; SHEET A-1.3 (SECTION H): THE ELEVATION REFERENCE SHOULD BE REVISED TO G/A-1.3.
9. GENERAL: PLEASE PROVIDE WRITTEN RESPONSES TO ALL REVIEW COMMENTS.
