Provide a detail of the water heater installation, including, as applicable, the excess pressure relief, expansion tank, vacuum relief or other anti-siphon device, safety pan, and valves. Reference: Sections 503, 504, 606.1, 607.2, and 607.3, IPC 2012. 7. If the specified water heater is not supplied with integral heat traps, provide heat traps on the supply and discharge piping. Reference: Section C404.4, IECC 2012. 8. If the specified water heater is not supplied with integral heat traps and is not part of a hot water recirculation system, provide 0.5" of insulation with a maximum conductivity of 0.27 BTU per inch/h F on the first 8 feet of supply and discharge piping. Reference: Section C404.5, IECC 2012. 9. Verify that the developed length of the hot water supply piping is fifty feet or less; if greater than fifty feet, provide a method for maintaining the temperature of the hot water supply system. Reference: Section 607.2, IPC 2012. 10. Section 604.1, IPC 2012 allows water distribution systems to be designed using accepted engineering methods. Provide the source of the method used to determine the water demand and size the water distribution system. Clarify the arithmetic used to determine the total number of water and waste fixture units. 11. Verify that the water distribution system design criterion provides a flow pressure of 15 PSI or the flow pressure prescribed by the fixture or appliance manufacturer, which ever is greater. Reference: Section 604.3, IPC 2012, as amended by the City of Tucson. 12. The plumbing schedule describes the water closets as having flush valves but the "women's sewer water diamgam (sic)" shows ¾" water supplies to each water closet (the diagram for the men's restroom does not have the pipe sizes noted). Verify that the pipe sizes called out for the flush valves will not result in water velocities greater than that recommended by the pipe manufacturer (e.g. limit the water velocity to less than 8 FPS for copper, PEX, or CPVC piping). At a minimum design flow rate of 25 GPM for a siphonic, flush-valve water closet, a 3/4" Type M copper pipe has a flow velocity of 15.5 FPS. Reference: Table 604.3, IPC 2012. 13. The "men's sewer water diamgam (sic)" appears to be missing one urinal. Coordinate the riser diagrams with the plumbing plans (e.g. the women's sewer riser diamgam (sic) shows two urinals in the room and no lavatories). |

| 12/15/2015 | PAUL BAUGHMAN | ENGINEERING | REVIEW | Reqs Change | DATE: December 15, 2015 DUE DATE: December 16, 2015 SUBJECT: Remodel, Parking and Landscaping TO: Rhonda Rawson, RA LOCATION: 601 N Stone Ave REVIEWERS: Paul Baughman, PE, CFM ACTIVITY: T15CM07950 SUMMARY: Engineering Division of Planning and Development Services Department has received and reviewed the proposed Development Plan Package. The main issue that needs to be addressed is the conveyance of roof drainage under the adjacent sidewalks. This requirements are being triggered due to an at least 25% increase in parking spaces. The following items need to be addressed: 1) Approval of DP15-0135 is required prior to approval of this plans set. 2) Sheet A-3.2 has callouts for roof drains to be repainted per elevation keynote 9. This should call for roof drainage to be conveyed beneath the pedestrian way via a type 1 scupper. Please see TSM 7-01.4.3E for code requirement. There appears to be sufficient vertical fall to where this should be easy to comply with. If you have any comments questions or wish to discuss new information, please call or email me at 520-837-5007 or paul.baughman@tucsonaz.gov. |
