Have a licensed fire sprinkler contractor perform a flow test. Provide notes on plan regarding verification of fire flow or intent to install a fire sprinkler system. If a system will be installed, residential or quick response sprinklers shall be used. The sprinkler system may be connected to the domestic water supply, provided the required design density can be met. Be advised that Tucson Water will not allow a residential sprinkler system to be supplied by a 5/8" meter. A minimum of ¾" meter will be required by Tucson Water. Residential fire sprinkler system shall be installed in accordance with the 2012 IFC and NFPA 13D. |

This letter reflects comments to be addressed. The purpose of this review is to verify compliance to the 2012 International Residential Code and local amendments. In order to facilitate a shorter back check time, we request that you provide two complete sets of revised plans and calculations, along with a written response to each of the noted items indicating action taken. Other comment references may be derived from additional codes and standards adopted by The City of Tucson. All features have been checked only to the extent allowed by the submittals provided for review. All portions of this project are assumed to meet other departmental requirements, conditions and concerns before permit approved FOUNDATION PLANS: Notate and detail minimum reinforcing. 1. Stem walls, R404.1.1. Specify the width of stem wall detail 3 sheet S2.0 and if there is any reinforcing in the stem wall. 2. Wood framing members supporting exterior walls must be 8" from grade per R317.1.2 STRUCTURAL PLANS: 1. Shear wall "C" contains two #2 windows . The area for these windows does not seem to be removed from the area of that shear wall calculations. Provide a detail showing how forces are being transferred around the open window spaces, or recalculate and reconfigure hold down locations. Address the following comments related to the grading plan sheet 1.1 for lot 26 of Wildcat Pass: 1) Start an application for a Development Package to include a grading submittal. (2 rolled sets of grading plans, which may be jointly submitted or submitted separately from building plan set). 2) Submittal also with grading submittal, an application for a floodplain use permit per Final Plat. 3) Add the following items to the grading plan sheet 1.1: a) Add "DP15-0xxx" to grading plan sheet and any other sheets with in the Development Package. b) Add the following as a note: Call for Pre-construction meeting. For a PDSD Engineering Inspection, call IVR (791-3111), or schedule with a Customer Service Representative at the Planning & Development Services Department - Angie 837-4917, or contact PDSD Engineering at 837-4888, or schedule inspections online at: http://www.ci.tucson.az.us/dsd/Online_Services/Online_Permits/online_permits.html c) Copy of approved plan/permit DP15-0XXX shall be kept at site at all times until final grading approval. d) Add the following as a note: There shall be no disturbance outside of the disturbance/grading limits as shown on approved grading plans. e) Add the following as a note: PDSD Inspector shall be called to inspect special grading, such as drainage swales, retaining walls, slope or erosion protection when under construction. f) Add the following as a note: If grading construction is expected to last longer than the expiration date of the grading permit, contact PDSD to renew/extend the Grading Permit. If Final Grading Inspection has not been completed before the Grading Permit expires, and the permit has not been renewed, additional fees and reviews may be required. g) Add the following as a note: Revisions to the design must be discussed with a Civil Engineer at the City of Tucson Planning & Development Services Department Engineering Division, prior to any construction activity, to determine whether additional details, calculations, drainage statement, or a revised grading plan is needed, or, whether changes may be provided on as-builts. All work completed without approval is subject to Stop Work Order. h) Add the following as a note: Permittee shall notify the PDSD when the grading operation is ready for final grading inspection. Final grading approval shall not be given until all work, including installation of all drainage improvements and their permanent protective devices, and all permanent erosion control measures have been completed in accordance with the approved grading plan and grading permit, and all conditions of permit are completed. Any revegetated areas may require Landscaping approval of established vegetation prior to Final Grading Approval. Any other exposed flat areas that are not reseeded shall be covered in gravel, unless other material is proposed, reviewed, and accepted by City of Tucson. i) Add the following as a note: Per Hillside Development Zone requirements, all slopes shall have hand-placed rip rap with filter fabric. j) Add the following as a note: any slopes that exceed 3:1(H:V) shall have rip rap with filter fabric. k) Add the following as a note: (if applicable) no slopes shall exceed 2:1(H:V) unless geotechnical report recommendations with proposed slope design are provided to the City for review. l) Add the following as a note: Temporary erosion and sediment control devices shall be placed at locations where stormwater runoff exits grading limits to prevent debris, construction silt, and/or chemicals from entering streets or any drainage ways. Any interim erosion and sediment controls that are installed should be maintained, per approved plans or per EOR, at downstream areas of disturbance limits. These interim controls must be removed after all permanent controls have been established. m) Add the following as a note: As-builts are required to show finished pad, finished floor elevation, location of septic (outside erosion hazard setback and floodplain), and any as-built elevations as deemed necessary by the RLS. Submit as-builts as a 'Revision' to the grading permit prior to final grading inspection. Project Engineering completion letters, as well as As-builts are required to be submitted prior to final Grading Inspection. Letter of certification from a Geotechnical Engineer of Record for project substantial completion may be required and submitted prior to final grading inspection. As-builts should include as-built elevations for finished pad grades, front of driveway at street elevation, and other areas as deemed needed by surveyor. n) Revise note regarding septic that any infrastructure for septic area shall not be located in the Erosion Hazard setback area or floodplain. 4) Clearly delineate disturbance/grading limits on planview. It may be necessary to show location of septic system and field (this will not be included in any HDZ calculations). 5) On planview, label locations of temporary construction fencing within 5-ft of the property limits. Keep in mind that there is a 2-ft setback for grading limits from lot lines. 6) Label contour line at top of lot on planview. 7) Add note for Cut and Fill quantities in cubic feet or cubic yards. 8) Label gas, electric, and water lines from house to utility pedestal at street. 9) It appears that 1:1(H:V) slopes may be proposed in several locations. A Soils Report with geotechnical recommendations will be needed for slopes greater than 2:1(H:V).
