Written comments for the more critical issues have been provided while numerous miscellaneous items have been noted on the red marked prints/calculations. The respondent shall review all items and provide a written response to all comments. (In those cases when only a redlined comment is provided, a response written adjacent to the red lined comment is acceptable.) The red marked prints/calculations shall be returned to Brown & Associates in order to complete the review process. The AOR shall acknowledge that all red lines had been properly dispersed to all the project consultants. Reference IBC Section 107.2.1. 3. Construction documents shall be of sufficient clarity to indicate the location, nature and extent of the work proposed and show in detail that it will conform to the provisions of this code and relevant laws, ordinances, rules and regulations, as determined by the Building Official. A complete code analysis shall be included to provide a basis for design and review of the architectural plans and aid in the coordination of the other disciplines. Identify the Occupancy Classification, Type of Construction, Allowable Floor Area, Allowable Height and Number of Stories, etc. etc. on the first sheet of the construction drawings. Reference IBC Section 107.2.1. 4. Plumbing fixtures shall be provided for the type of occupancy and in the minimum number shown in Table 2902.1. The number of occupants shall be determined by the code. Provide plumbing fixture calculations to demonstrate conformance. Reference IBC Chapter 29. 5. Every room or space that is assembly occupancy shall have the occupant load of the room or space posted in a conspicuous place, near the main exit or exit access doorway from the room or space. Posted signs shall be of an approved legible permanent design and shall be maintained by the owner or authorized agent. Demonstrate conformance. Reference IBC Section 1004.3 6. Acoustical materials complying with the interior finish requirements of Section 803 of the IBC shall be installed in accordance with the manufacturer's recommendations and applicable provisions for applying interior finish. Please provide appropriate details of suspended ceiling construction and installation as required by IBC Sections 107.2.1 and 808 and NEC Article 410.36 B. 7. A tactile sign stating EXIT and complying with ICC A117.1 shall be provided adjacent to each door to an egress stairway, an exit passageway and the exit discharge. Demonstrate conformance. No change shall be made in the use or occupancy of any building that would place the building in a different division of the same group of occupancies or in a different group of occupancies unless such building is made to comply with the requirements of this code for such division or group of occupancies. At the southwest corner of the structure, verify whether keynote 4 should be replaced with keynote 5 at the second bay. In addition, clarify the extent of work required to provide the NEW RED AWNIGS. Approved, listed delayed egress locks shall be permitted to be installed on doors serving any occupancy except Group A, E and H occupancies in buildings that are equipped throughout with an automatic sprinkler system. It would appear the rear doors are delayed egress. In addition, per City of Tucson Amendments "Lettering shall be at least 1 inch in height and shll have a stroke of not less than 1/8 inch, on a contrasting background". Acknowledge and respond accordingly. Reference IBC Section 1008.1.9.7. Sheet A1.1 1. Per the WALL TYPE SCHEDULE, specify the stud spacing. In addition, for those walls that are full height, provide a detail for the connection at the top of the wall. Reference IBC Section 107.2.1. Sheet A1.4 1. Within the Restrooms, keynotes 4 and 9 appear to be transposed. Revise documents as needed. Reference IBC Section 107.2.1. 2. Within the kitchen, revise plan to indicate the return air grills, revise the leader line for keynote 9 to point to the HVAC Diffuser and relocate the ceiling reference note (Difficult to read). Load effects on structural members and their connections shall be determined by methods of structural analysis that take into account equilibrium, general stability, geometric compatibility and both short and long term material properties. Such analysis shall result in a system that provides a complete load path capable of transferring loads from the point of origin to the load-resisting elements. Provide evidence that the installation of the new roof mounted mechanical units will not cause an overstress of the existing structural members/connections. Reference IBC Section 1604.4. The water distribution system shall be designed, and pipe sizes shall be selected such that under conditions of peak demand, the capacities at the fixture supply pipe outlets shall not be less than shown in Table 604.3. The design of the water distribution system shall conform to accepted engineering practice. Provide calculations to demonstrate conformance. Reference IPC Section 604.1 and 604.3 and Appendix E. 2. The maximum number of drainage fixture units connected to a given size of building sewer, building drain or horizontal branch of the building drain shall be determined using Table 710.1(1). The maximum number of drainage fixture units connected to a given size of horizontal branch or vertical soil or waste stack shall be determined using Table 710.1(2). Demonstrate conformance. At least one accessible route shall connect accessible buildings, accessible facilities, accessible elements and accessible spaces that are on the same site.
