Hampton Street Residential (1st Review) TRANSMITTAL DATE: July 28, 2016 The building plans have been reviewed by Zoning Review Section but cannot approve the plan until all zoning comments or concerns have been addressed. This site is located in the R-2 zone (UDC 4.7.9). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6, .9 & .10. 1. Provide a plot plan the meets the minimum requirements see attached. 2. Cleary delineate what is to be permitted on the plot plan. 3. Provide a copy of the last approved site plan with your next submittal. 4. The minimum setback to the front street perimeter property line is the greater of twenty (20) feet, or one and one-half (1 ½) the height of the proposed wall ((UDC 6.4.5.C.1.a). Proposed street perimeter yard is 0'-0" to the bedroom. A Board of Adjustment for Variance is required to reduce the street perimeter yard setback to 0'-0" 5. The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure's wall facing each interior property line (Table 6.3-2.A). Proposed perimeter yard setback from the existing building to the east property line is 3'-0". This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL COMMENTS: 1. Items built without permit may require alteration or improvement for achieving code compliance with the 2012 IRC, R101.3. Provide construction plans for proposed or unpermitted structures for review. 2. Accessory structures over 120 SF require a building permit with structural plans for verifying code compliance, IBC 105.2.1. Accessory structures not over 200 SF require an appeal to the building official for avoiding the need for structural plans.
