This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. The City of Tucson adopted the 2012 IRC with amendments on 1/1/2012. Show the current code reference on the plans. SECTIONS - DETAILS: 1. Provide an attic space ventilation calculation and specify size and location of all vents needed to comply with R806.2 if using a vented attic design at detail #1/A-3. Show a roof ventilation plan with a minimum 1" air space between the insulation and roof sheathing, R806. Provide appropriate upper and lower space vents when applying the reduced area calculation per exception requirements. And show attic vent openings effectively sized for the attic area per R806.2. Or delete eave vent opening and provide condensation control with an air-impermeable rigid insulation material tight to the roof sheathing with a minimum R-5 value, R806.5. The total insulation value may be achieved with foam (spray/board) and batt layers. 2. Provide appropriate upper and lower space vents when applying the reduced area calculation as shown at sheet A-3. Account for the existing attic space if removing or blocking existing vents. PLUMBING PLANS: 1. Provide a gas (1,000 BTUh = 1 CFH) conversion coordinated with Southwest Gas. Update the 182 CFM notation to 200 CFM at the Demand Schedule ELECTRICAL PLANS: 1. Interior alterations require the installation of smoke alarms at existing bedrooms, R314.3.1. Provide notation if existing or proposed. 2. Show or notate the requirement for a carbon monoxide detector outside of bedroom doors, when the dwelling includes an attached garage or gas appliance, R315. 3. Provide a panel schedule showing wire size of each circuit or notate the wire size for new circuits, E3702.2.
