FROM: David Rivera, Principal Planner
TRANSMITTAL: September 21, 2019
Address: 2511 E 18th Street
Project: T15CM06525 - Converting Detached Storage Building to Sleeping Quarters.

COMMENTS: the following comments are relative to an application for a Design Development Option (DDO) (UDC 3.11.1).

This site is located in the R-1 zone (UDC 4.7.8). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9.

The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure's wall facing each interior property line (Table 6.3-2.A).

01. Comment: The owner proposes to converts an existing detached accessory storage structure to habitable space. The structure has been approved through A board of Adjustment variance for the excess height and runs with the land. However, the current north and east building setbacks must be approved through a DDO due to the change of use.

The building setback along the east property line must be a minimum of 12'-8" based on the wall height of 19'-0" from Design Grade. The current setback is 5'-6" and 3'-0" from the east line.

The building setback along the north property line must be a minimum of 14'-8" based on the wall height of 22'-0" from Design Grade. The current setback is 5'-6" from the north line.
