10/06/2015 ROBERT SHERRY MECHANICAL-COMMERCIAL REVIEW Reqs Change 1. Revise the energy code analysis for the building envelope, coordinating the building components used in the analysis with those shown on the drawing. Reference: Section C303.1, IECC 2012, as amended by the City of Tucson.
2. Provide NFRC fenestration product ratings for the U-factor and the SHGC values on COMcheck or use the appropriate default U-factor and SHGC values from Tables C303.1.3 (1), C303.1.3 (2) and C303.1.3.(3), IECC 2012. Reference: Section C303.1.3, IECC 2012.
3. Revise the heating and cooling load calculations; clarify to which area of the building and which of the specified heating and cooling units each calculation applies. Reference: Sections C403.2.1 and C403.2.2, IECC 2012, and Section 312.1, IMC 2012.
4. Full compliance with the 2012 IECC requires that an "additional efficiency package option" be selected per Section C406. The high efficiency HVAC option was chosen but none of the specified HVAC units comply with the requirements. The mechanical compliance certificate shows eight packaged terminal heat pumps with a capacity of 7 k BTUH cooling capacity being installed but the drawings show seven packaged heat pumps with a cooling capacity of 72 k BTUH and one packaged heat pump with a cooling capacity of 30 k BTUH; see Tables C403.2.3 (2) and C406.2 (2), IECC 2012.
5. Provide structural calculations and details to demonstrate that the installation of the new rooftop units will not adversely affect the structural integrity of the roof. Reference: Section 302.1, IMC 2012.
6. Provide guards for equipment located within 10 feet of a roof edge or of a walking surface that is elevated more than 30 inches above the adjoining grade (e.g. kitchen exhaust fans, etc.). Reference: Section 304.11, IMC 2012.
7. Show the size, routing, and termination of the condensate drains for the rooftop heat pumps and the evaporators for the walk-in freezer and walk-in cooler. Reference: Section 307.2.1, IMC 2012 as amended by the City of Tucson.
8. Show that each rooftop unit has a thermostatic control that provides for off-hour and set-back control, automatic shutdown and start-up control and, if the control does not require manual changeover from the heating and cooling modes, restricts set point overlap. Reference: Section C403.2.4, IECC 2012.
9. It is not necessary to fill out a special inspection form for the City of Phoenix for the duct smoke detectors (Note #4, Packaged Rooftop Heat Pump Unit Schedule). Reference: Section 606, IMC 2012.
10. Revise the ventilation table shown on sheet M-2 to agree with the ventilation calculations submitted with the COMcheck reports. Reference: Section 403.3, IMC 2012.
11. Provide specifications for the exhaust fans serving the restrooms and the janitor's room. Indicate how they are to be installed, controlled, the size of the exhaust ducts, and the manner in which they are to be terminated. Reference: Section 107.2.1, IBC 2012.
12. Provide a complete design for the Type I grease hood system, including the hood, grease ducts, exhaust fans, and make-up air units. Materials of construction, structural connections, controls, and balancing data shall be included. If the Type I hood is being relocated, verify that the manufacturer's listing is still in effect. 10/06/2015 ROBERT SHERRY PLUMBING-COMMERCIAL REVIEW Reqs Change 1. Clarify the plumbing code to be used for this activity. The plumbing specifications on sheet P-4 refer to the "2012 UPC…, State Amendments" but the Code analysis on sheet CVR refers to the 2012 IPC. This review has been made using the 2012 IPC.
2. Clarify if this building will be classified as an assembly or an educational occupancy. Provide the minimum plumbing facilities required by Table 2902.1 and Section 2902.2, IBC 2012.
3. Clarify the part of the description of the urinal that refers to a "high rim". Show the mounting height dimensions for the urinals on sheet A-4. Reference: Section 1109.2 (6), IBC 2012.
4. Toilet rooms shall not open directly into a room used for the preparation of food for service to the public. Reference: Section 1210.4, IBC 2012.
5. Finish labeling the kitchen equipment shown on sheet A-3; a sink next to the relocated 4-0compartment sink is unlabeled but appears to be the prep table with sink shown in the cut-sheets. Reference: Section 107.2.1, IBC 2012.
6. Include the gas piping on the gas plan: sheet P-1. Reference: Section 107.2.1, IBC 2012.
7. Verify the developed pipe length for the gas piping. The site plan shows the gas meter over 130-feet from the exterior of the new building. Reference: Sections 402.1 and 402.3, IFGC 2012.
8. Revise the gas schematic to indicate that there are two ovens, each with a 44,000 BTUH input being installed. Reference: Section 402.1, IFGC 2012.
9. If the manufacturer does not incorporate a sediment trap within the gas-fired equipment, provide a sediment trap downstream of the appliance shut off valve, as close to the equipment as possible. Reference: Section 408.4, IFGC 2012.
10. Specify the type of venting system and the venting materials to be used for the proposed water heater. Reference: Section 503.1, IFGC 2012.
11. Verify that the specified automatic faucets for the lavatories will dispense a maximum of 0.25 gallons per metering cycle and that they will operate for a minimum time of 10-seconds. Reference: Section 416.6, IPC 2012, as amended by the City of Tucson and Section 606.4, ICC/ANSI A117.1-03.
12. Provide a detail of the water heater installation, including the excess pressure relief, expansion tank, safety pan, recirculation pump, and valves. Reference: Sections 503, 504, 606.1, 607.2, and 607.3, IPC 2012.
13. The water riser diagram has a note that indicates that the water heater may be located above the mop sink; clarify how the water heart is mounted. Reference: Section 107.2.1, IBC 2012.
14. Show the return piping for the recirculated hot water for the water heater on the plans and detail. Reference: Section 107.2.1, IBC 2012.
15. Provide automatic or manual controls for the circulating hot water system per Section C404.6, IECC 2012.
16. Resolve the conflict between Plumbing Plan Note #22 and Plumbing Specification #5. Reference: Section C404.5, IECC 2012.
17. Clarify how the water service and distribution piping has been sized. It appears that the sizing method presented in Section E201, IPC 2012 has been used but there is insufficient data (e.g. minimum daily service pressure, required static lift, pressure losses due to special equipment, and the minimum pressure at each fixture) presented to confirm the pipe sizes. Reference: Section 604.3 (as amended by the City of Tucson) and E201.1, IPC 2012.
18. Delete the table of "Demo" fixtures.
19. Show the inverts and slope of the existing 6" building sewer line on the drawing. Verify the existing material can be located below a building. Verify that the building sewer is not in conflict with the proposed building foundation. Reference: Section 107.2.1, IBC 2012 and Table 702.2, IPC 2012.
20. A 3" two-way cleanout is not acceptable for a 6" building sewer; for pipes larger than 4", the cleanout shall be no smaller than 4". Reference: Section 708.7, IPC 2012.
21. Hand sinks in the kitchen are allowed to connect to the sanitary waste system instead of the grease waste system only if each sink has a sign posted above it stating, "HANDWASH SINK ONLY! NO FOOD PREPARATION OR DISHWASHING ALLOWED." Reference: Section 1003.3, IPC 2012, as amended by the City of Tucson.
22. The specified hydromechanical grease interceptor (Zurn Z1170) requires the installation of an external flow control device. Show how this device is to be installed per the manufacturer's instructions. Reference: Sections 303.2 and 1003.3.4.2, IPC 2012.
23. Provide a vent downstream of the hydromechanical grease separator to protect the seal for the grease separator. Reference: Section 1003.9, IPC 2012.
