This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL COMMENTS: 1. The City of Tucson adopted the 2012 IRC with amendments on 1/1/2012. Show the current code reference on the plans; update the UPC at note 6 sheet P-1. 2. Show compliance with the Inclusive Home Design Ordinance adopted by the City of Tucson Ordinance #10463 on 10/16/2007. Notate accessible route, minimum door width, changes in floor elevation, door hardware, electrical outlet reach range, grab bar reinforcement, etc. SITE PLAN: 1. Indicate the location of buildings, utility meters and gas, water, electric and sewer lines from property line to building, R106.1.1. Show the point of connection of proposed lines to the service lines for verifying correct sizes and necessary upgrades. SECTIONS - DETAILS: 1. Specify anchor-bolts with minimum length for assuring 7" embedment into concrete or masonry, R403.1.6. Keynote #9 sheet A-4. PLUMBING PLANS: 1. Provide gray drain plumbing for all second story bathing fixtures for future gravity distribution to grade, City of Tucson Ordinance #11089. Clarify the second story bathing fixture drain with a separate discharge line running down an exterior wall for providing an alteration point for future direct surface distribution on both the plan and waste diagram. MECHANICAL PLANS: 1. Provide (an HVAC system with) whole-house mechanical ventilation with continuous or a minimum controlled intermittent airflow rate, R303.4 & M1507.3. Add a controlled exhaust fan or outside air feature on the air handler. ELECTRICAL PLANS: 1. Revise the electrical riser diagram showing the distribution panel (in laundry room) and feeder conductors, E3601.6.2 & E3705.8. 2. Revise the electrical load calculations following Table E3602.2 for sizing the dwelling load. The square footage is inconsistent with the building size on sheet A-1. 3. Show receptacle outlets at wall spaces 2' or more with no wall point (exclude door openings) more than 6' from a receptacle outlet, E3901.2. Add a receptacle at the wall separating the living and dining room on the living room side and at the wall separating the laundry and dining room on the dining room side. 4. Show the location of a receptacle outlet and light switch for attic heating and air conditioning equipment. The service outlet must be within 25' of equipment, E3901.12. 5. Provide notation requiring tamper resistant receptacles for 125 volt, 15A and 20A receptacles, R4002.14. INTERNATIONAL ENERGY CONSERVATION CODE: 1. Show the maximum "U" factors of the windows and doors on the plans as well as the solar heat gain coefficient SHGC minimum value of 0.25, N1102.1. Clarify note #2 sheet A-2.
