| 09/11/2015 | KEN VAN KARSEN | BUILDING-RESIDENTIAL | REVIEW | Reqs Change | T15CM05710 PLAN REVIEW COMMENTS Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL COMMENTS: 1. All SFR and Duplex plans submitted after March 1, 2009 require a solar water system, or future installation preparation City of Tucson Ordinance #10549 with one of the following provisions: ½"control conduit and two ¾" copper piping for water with rooftop termination; straight 3" capped sleeve; or an accessible attic (clear path 30" wide x 30" high) over the water heater. FOUNDATION PLANS: 1. Indicate the direction of slope for the carport slab R309.2. 2. Provide an anchor-bolt length for assuring 7" embedment into concrete or masonry, R403.1.6. Detail #6/S-1 shows an undersized ½" x 8" length. STRUCTURAL PLANS: 1. Show a beam size with appropriate load carrying capacity, R301.1. Update B-1 on sheet S-2. A 4 x 12 DF#1 (not DF#2) beam may only span 11.5" with a 12' tributary load. The plan shows a 12.75' column spacing. SECTIONS - DETAILS: 1. Show fiber-cement board or glass mat gypsum backers for tiled walls in tub and shower areas, R702.4.2. 2. Show the weep screed with a minimum clearance 4" above grade or 2" above paved areas, R703.6.2.1. Clarify detail #8/S-1 showing 4" to weep screed and 6" to floor. 3. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing (closed cell spray tight to the roof sheathing or rigid board sealed to roof framing), R806.5. This condensation control provision is necessary for code compliance and may be layered with batt insulation for achieving the total required roof R-value. Update sheet S-4. PLUMBING PLANS: 1. Clarify the location of P-7 (hose bibbs) on the plan. 2. Show hot water pipe with minimum R-3 insulation, N1103.4.2. 3. Show a provision for a future solar water system, City of Tucson Ordinance #10549. MECHANICAL PLANS: 1. Show supply ducts with minimum R-8 insulation (includes vented attics) except when completely located inside the thermal envelope, N1103.2.1. All other ducts outside of the thermal envelope require R-6 insulation. Update note #2.03. 2. Show dryer vent size and location for venting to exterior, M1501. ELECTRICAL PLANS: 1. Revise the electrical load calculations following Table E3704.2(1) for sizing the dwelling load and feeder capacity. Divide the volt-ampere total by 240 for determining the feeder minimum capacity. 2. Show a feeder conductor capacity as shown at Table E3704.2(1). The #4 THHW shown on the Riser Diagram is undersized. 3. Show sub-panel feeder conductor and conduit sizes with appropriate correction factors if installing on the roof, E3705. 4. Use Table E3705.1 for sizing sub panel feeders and branch circuits and conductors, Use Table E3603.1 for sizing the service conductors. Clarify wire tables on sheet E-1. 5. Provide an exterior outlet at grade level located at both the back of the dwelling, E3901.7. 6. Specify high-efficacy lamps for at least 75% of all lighting fixtures, N1104.1. INTERNATIONAL ENERGY CONSERVATION CODE: 1. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing is U=0.40, skylights U=0.65, ceiling R=38 (R-30 with conditions) and walls R=13. Show the maximum "U" factors of the windows and doors on the plans as well as the solar heat gain coefficient SHGC minimum value of 0.25, N1102.1.
