12/15/2015 | ROBERT SHERRY | MECHANICAL-COMMERCIAL | REVIEW | Reqs Change | 1. Coordinate the REScheck Compliance Certificate with the drawings. The plans show wooden trusses instead of the metal trusses called out in the REScheck Compliance Certificate. Clarify the U-value for the solid wood door; it is shown as 0.46 BTU/Hr/Ft^2/F on sheet A1 but it is 0.32 BTU/Hr/Ft^2/F on the REScheck Compliance Certificate. [Initial comment: Provide energy code compliance calculations for the building envelope; use the climate zone for Tucson. Provide sufficient detail on the drawings to evaluate the energy compliance of the additions to the building envelope. The information shall, as a minimum, include U-factors of the envelope systems and fenestration components, along with the R-values of the insulation and the SHGC for the fenestration. Reference: Sections R101.4.3, R101.5, R103.2, and R401.2, International Energy Conservation Code 2012.] 2. Note on the plans (e.g. sheet A1) that the U-values and the SHGF for the fenestration will be required to be NFRC-certified. [Initial comment: Provide NFRC fenestration product ratings for the U-factor and the SHGC values on COMcheck or use the appropriate default U-factor and SHGC values from Tables R303.1.3 (1), R303.1.3 (2) and R303.1.3.(3), IECC 2012. Reference: Section R303.1.3, IECC 2012.] 3. Verify that the 75 CFM of outside air exceeds the required 0.35 air changes per hour for each apartment. [Initial comment: Provide calculations to show that there is adequate mechanical ventilation for the building. Reference: Section R403.5, IECC 2012.] 4. Clarify how the condensate drains for apartments B and D (Units 2 and 4 on the mechanical plans) are to be terminated. Will they terminate at a washer box separate from the clothes washer; will they terminate in the same apartment as the fan coil serving each apartment? [Initial comment: Show the size, routing, and termination of the condensate drains. Reference: Section 307.2.1, IMC 2012 as amended by the City of Tucson.] |
12/15/2015 | ROBERT SHERRY | PLUMBING-COMMERCIAL | REVIEW | Reqs Change | 1. An approved development plan is not to be used for construction or modification of on-site utilities (e.g. water service to buildings, building sewers, site lighting, electrical service to buildings, etc.). The information shown on the plumbing site plan, sheet C.5 of the approved development plan, should be included as part of the building plan set just as the electrical site plan, E1, is a copy of sheet C6 in the development plan set. [Initial comment: Provide the site utility plan showing the location of the water meters, the size and route of each water service line; the size, route, slope and cleanout locations for the building sewer. Reference: Section 107.2.1, IBC 2012.] 2. See second comment for number 4, below. [Initial comment: Provide the proposed size of the water meter for each apartment. Reference: Section 107.2.1, IBC 2012.] 3. Verify that the Symmons Safetymix shower valve system is listed per ASSE 1016. The Watts model L111 mixing valve has been discontinued; provide a product that is currently listed. [Initial comment: Provide fixture descriptions for all plumbing fixtures. Reference: Section 402, IPC 2012 and Section 107.2.1, IBC 2012.] 4. Comment not resolved; calculations are still missing the total fixture units, demand, meter size, and the meter pressure drop for each apartment. [Initial comment: Finish filling in the water calculation forms for each apartment. Reference: Section 604.1, IPC 2012.] 5. Clarify the size of the water service to apartment B: it is 1-1/4" on sheet P4, 1" on sheet C.5, and is not shown on sheet P2. [Initial comment: Coordinate the size of the water service pipe to each apartment with the water pipe sizing charts on sheet P3. Reference: Section 107.2.1, IBC 2012.] |
