10/19/2015 ROBERT SHERRY PLUMBING-COMMERCIAL REVIEW Reqs Change 1. The vent for fixture P6 is noted as running under the slab and then connecting to a vent from one of the P5 fixtures. Vents inside of a building shall rise vertically to at least 6" above the flood rim of the fixture they protect prior to running horizontally. In addition, vents shall not combine with other vents unless the junction is at least 6" above the flood rim of the highest fixture served. The flood rim of P6 is at floor level and the flood rim of P5 is the top of the pedicure tub. Reference: Sections 905.4 and 905.5, IPC 2012. [Initial comment: Provide water isometrics and waste and vent isometrics for the new work. Reference: Section 107.2.1, IBC 2012.]
2. The relief valve discharge for a ¾" Watts 009 Reduced Pressure Zone Assembly will be between 20 and 30 GPM. Per Section 709.3, IPC 2012, the fixture units for 20-30 GPM continuous or semi-continuous flows would be 40-60 fixture units. Table 710.1(2), IPC 2012 shows a 3" horizontal branch is capable of handling 20 fixture units and a 4" horizontal branch can accommodate 160 fixture units. Clearly, a ½" gravity drain pipe will be insufficient for this. [Initial comment: Provide indirect waste piping for the discharges of the reduced pressure backflow preventers to an approved indirect waste receptor. Reference: Section 608.13.3, IPC 2012.]
3. According to the manufacturer, the Watts 009 Reduced Pressure Zone Assembly is to be located in an accessible location that is not concealed so that discharge from the relief valve will be visible and so that no part of the valve can be submerged. [Initial comment: Locate the reduced pressure backflow preventers to conform to the access and clearance requirements of Section 608.14, IPC 2012.]
4. The 3" horizontal branch downstream of fixture P4 requires a 3" cleanout. [Initial comment: Provide cleanouts for all horizontal drains; the cleanouts shall be sized per Section 708.7, IPC 2012 and shall open to allow cleaning in the direction of flow. Reference: Sections 708.3.1 and 708.5, IPC 2012.]
