PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

FOUNDATION PLANS:

1. Show the minimum 12" footing depth below the undisturbed ground surface, R403.1 with #4 continuous reinforcement. The continuous footing requirement applies to all exterior walls.
2. Specify anchor-bolt minimum size ½" diameter with 7" embedment into concrete, R403.1.6.
3. Show wood framing members resting on concrete as pressure treated, R317.1 item 2 and show exterior wood siding, sheathing and wall framing with a 6" clearance above the ground, R317.1 item 5.

SECTIONS - DETAILS:

1. Indicate all materials used; block, stucco, siding, veneer, etc, R301.1. Update Wall Legend D sheet a1 and detail #5 or 6, sheet d1 if all infill walls are frame with stucco.

PLUMBING PLANS:

1. Clarify if the water heater was replaced or relocated during or after this building alteration, R106.1.1.

MECHANICAL PLANS:

1. Clarify if the HVAC was replaced during or after this building alteration, R106.1.1.

ELECTRICAL PLANS:

1. Show the bathroom receptacle on a dedicated circuit with outlets at no location out of the bathroom, E3703.4.
