This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. FOUNDATION PLANS: 1. Provide a wall detail showing a 6" minimum separation of exterior siding or sheathing above finished grade, R317.1 item 5. Also, show the weep screed with a minimum clearance 4" above grade or 2" above paved areas, R703.6.2.1. This may require a design with concrete stems. 2. Detail all footings (R401.2) for new exterior walls. Show the required minimum one #4 reinforcement rebar 3" from edge in the footer, R403.1. (City of Tucson Amended). 3. Locate and specify all anchor-bolt spacing on the foundation plan. Minimum ½" diameter with (anchor bolt length for assuring) 7" embedment into concrete or masonry, R403.1.6. SECTIONS - DETAILS: 1. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing (closed cell spray tight to the roof sheathing or rigid board sealed to roof framing), R806.5. This condensation control provision is necessary for code compliance and may be layered with batt insulation for achieving the total required roof R-value. PLUMBING PLANS: 1. Show an individual water heater for each dwelling unit, P2801.1. MECHANICAL PLANS: 1. Show access to heating and cooling equipment within each dwelling unit, M1401.2. Relocate the new furnace and AC#2 into or on unit B. 2. Show supply ducts with minimum R-8 insulation (includes vented attics) except when completely located inside the thermal envelope, N1103.2.1. All other ducts outside of the thermal envelope require R-6 insulation. ELECTRICAL PLANS: 1. Show a building code recognized by the City of Tucson, 2012 IRC. Update note #16. 2. Provide consistent panel capacity and designation, E3602.1 & E3706.1. The load calculation for Unit A shows a new 150 AMP service, although the panel schedule for Panel A shows 200 AMP bus. Also, Panel A is shown as existing, whereas the calc shows new. 3. Show the location of each outlet on the Electrical Plan, E3404.12. Include circuit #B3, B5, B10 & B18. 4. Show two or more 2O AMP small appliance circuits at the kitchen countertop receptacle outlets; they may also serve the breakfast room and dining room, but not other locations, E3703.2 and E4001.3.1 through E4001.4.5. GFCI protected, E3902.6. 5. Provide an exterior outlet at grade level located at both the front and back of the dwelling, E3901.7. These outlets require GFCI protection, E3902.3. 6. Provide notation requiring tamper resistant receptacles for 125 volt, 15A and 20A receptacles, R4002.14. 7. Show the location of all disconnect switches for air handling equipment, E4101.5. Include circuit #14/16. INTERNATIONAL ENERGY CONSERVATION CODE: 1. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing is U=0.40, skylights U=0.65, ceiling R=38 and walls R=13. Show the "R" values of ceiling insulation on a detail for enclosed areas, N1102.1.
