This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. STRUCTURAL PLANS: 1. Clarify if the roof is to be replaced at any existing room, R301.1.3. This information may be provided on the roof framing plan by noting "replace existing". 2. Bracing units with a minimum length of 3' for fully sheathed walls is required within 10' of each end, R602.12, or other provisions must be met at the south master bedroom wall having a door and two windows. a. Provide an alternate braced wall panel with hold-downs at the this wall section, R602.10.6; or b. Provide a single header over the bedroom door and two windows using the CS-PF (portal frame) method, R602.10.6.4. SECTIONS - DETAILS: 1. Notate the metal pedestal base (steel anchor) with 1" space above concrete at detail #1 & 3 on sheet 4, R319.1.4 exception 1. 2. The H2.5 fastener provides uplift and horizontal resistance, R802.11. Update detail #2 on sheet 4 with a rafter hanger if the rafter is not bearing on the wall structure. 3. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing (closed cell spray tight to the roof sheathing or rigid board sealed to roof framing), R806.5. Update the open cell notation at wall sections #3 & 4, sheet 4. PLUMBING PLANS: 1. Show gas pipe sizes in compliance with connected demand, G2413.3 & Table G2413.4(1). Update the gas line isometric and consider having Southwest Gas relocate the meter close to the building. MECHANICAL PLANS: 1. Provide heating facilities in all habitable rooms, R303.9. Extend a duct into the master bedroom. 2. Show supply ducts with minimum R-8 insulation (includes vented attics) except when completely located inside the thermal envelope, N1103.2.1. All other ducts outside of the thermal envelope require R-6 insulation. 3. Provide demand calculations in accordance with Manual J/S/D standards, M1401.3, M1601.1. Systems shall be sized in accordance with Manual S based on building loads calculated in accordance with Manual J and duct systems sized in accordance with Manual D. 4. Show dryer vent size and location for venting to exterior, M1501. 5. Show bathroom exhaust fan locations with minimum 50 CFM rating and duct to the exterior, R303.3 and M1507.3. 6. Show interior combustion air space of 50 CU FT for each 1,000 BTU, G2407.5.1, or show combustion air compliance for appliances in confined spaces with two interior area openings of 1 SQ IN for each 1,000 BTU rating and minimum of two 100 SQ IN openings, one within 12" of top and other 12" of bottom, G2407.5.3.1. ELECTRICAL PLANS: 1. Smoke alarms are also required outside each separate sleeping area, R314.3.2. 2. Show or notate the requirement for a carbon monoxide detector outside of bedroom doors, when the dwelling includes an attached garage or gas appliance, R315. 3. Show a GFCI receptacle outlet on the same level within 25' of exterior HVAC equipment, E3901.12. 4. Show at least one wall-switch-controlled lighting outlet providing illumination on the exterior side of each egress door having grade level access R3903.3. Include the two den doors and master bedroom. 5. Protect all interior 15A & 20A proposed outlets (except garage, kitchen, and bathrooms) including receptacles, lights and smoke detectors with combination type arc-fault circuit interrupters, E3902.12. 6. Provide notation requiring tamper resistant receptacles for 125 volt, 15A and 20A receptacles, R4002.14. INTERNATIONAL ENERGY CONSERVATION CODE: 1. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing is U=0.40, skylights U=0.65, ceiling R=38 and walls R=13. Show the maximum "U" factors of the windows and doors on the plans as well as the solar heat gain coefficient SHGC minimum value of 0.25, N1102.1.
