This letter reflects comments to be addressed. The purpose of this review is to verify compliance to the 2012 International Building Code and local amendments. Plans must be of sufficient clarity to indicate the location, nature and extent of the work proposed, 102.2.1. In order to facilitate a shorter back check time, we request that you please provide two complete sets of revised plans and calculations, along with a written response to each of the noted items indicating action taken. Other comment references may be derived from additional codes and standards adopted by The City of Tucson. All features have been checked only to the extent allowed by the submittals provided for review. All portions of this project are assumed to meet other departmental requirements, conditions and concerns before permit approval.

General Requirements:
1. Clarify drawing name on landscape sheets 11 and 12. The sheet name is not consistent with the drawing index.
2. Please remove duplicate landscape sheets 11-14.
3. Consider renaming sheets with duplicate numbers. The civil drawings and structural drawings both have a sheet titled S1.0.
4. Provide structural calculations for steel frame footings, 107.1.
5. Provide structural calculations for concrete stem wall designs.
6. Provide structural calculations for light pole footings.
7. Provide structural calculations for roof-mounted mechanical equipment.
8. Provide structural calculations for footings F3.0, F2x6, F3x7.
9. Provide structural calculations for store front canopy.

Sheet A4:

12. The gypsum association wall design indicated (WP 8250) has additional criteria for a 2-hour fire rated construction than what is indicated on the building plan. Provide consistent information regarding all of the required wall components or provide an alternative tested wall design that matches the description provided.

14. Specify the height of the proposed rack and shelving, 107.2. Note, racking that exceeds six (6) feet in height will require anchoring details.

08/18/2015 ROBERT SHERRY PLUMBING-COMMERCIAL REVIEW Reqs Change 1. Revise the font size used on the drawings to a minimum of 3/32-inch. Reference: Section 107.2.1, IBC 2012.
2. Verify that the automatic faucets specified for the lavatories will be set to dispense a maximum of 0.25 gallons per metering cycle and will operate for a minimum time of 10-seconds. Reference: Section 416.6, IPC 2012, as amended by the City of Tucson and Section 606.4, ICC/ANSI A117.1-03.
3. Appliances (e.g. beverage dispensers, ice makers, etc) to be directly connected to the water supply system that do not have listed, integral backflow preventers or integral air gaps conforming to Section 608.13.1, IPC require backflow prevention. Specify the type of backflow prevention device required for each water connection. Reference: Sections 608.1 and 608.3, IPC 2012.
4. Provide separate indirect waste pipes for each compartment of the 3-compartment sink to protect against cross-contamination or fouling. Reference: Sections 801.2 and 802.1.8, IPC 2012.
5. Show how the flow control device is to be installed below the floor level and in accordance with the manufacturer's instructions. Reference: Section 1003.4.2, IPC 2012.
6. Clarify the size and the termination point of the vent for the flow control device. Reference: Section 107.2.1, IBC 2012 and Section 1003.3.5, IPC 2012.
7. Provide roof drainage and hydraulic scupper size calculations based on the 100-year hourly rainfall rate for Tucson, 3" per hour. Include the effect of any vertical walls that can divert rainfall onto the roof. Reference: Sections 1106.1, 1106.4, and 1108.3, IPC 2012.
8. Revise the size of the natural gas pipe serving the RTU-1 per Table 402.4 (2). Reference: Section 402.4, IFGC 2012.
08/18/2015 ROBERT SHERRY MECHANICAL-COMMERCIAL REVIEW Reqs Change 1. Provide energy code compliance calculations for the building envelope; use the climate zone for Tucson. Provide sufficient detail on the drawings to evaluate the energy compliance of the building envelope. The information shall, as a minimum, include U-factors of the envelope systems and fenestration components, along with the R-values of the insulation and the SHGC for the fenestration. Reference: Sections C103.2 and C401.2, International Energy Conservation Code 2012. (Note: there is no Chapter 5 in the 2012 IECC.)
2. Show how the "Additional Efficiency Package Requirements" noted in COMcheck (C406, IECC 2012) is to be accomplished. Reference: Section C401.2, IECC 2012.
3. Provide NFRC fenestration product ratings for the U-factor and the SHGC values on COMcheck or use the appropriate default U-factor and SHGC values from Tables C303.1.3 (1), C303.1.3 (2) and C303.1.3.(3), IECC 2012. Reference: Section C303.1.3, IECC 2012.
4. Provide heating and cooling load calculations that justify the capacities of the heating and cooling equipment specified for the project. Reference: Sections C403.2.1 and C403.2.2, IECC 2012, and Section 312.1, IMC 2012.

TRANSMITTAL DATE: August 24, 2015

1. The building plan has been reviewed by Zoning Review Section but cannot approve the plan until all zoning comments or concerns have been addressed.

2. The Architectural Site Plan does not match the development package, DP15-0062, current under review. The Architectural Site Plan shows out door seating, see 731 and a cart coral, not shown on the development package. As these item affect the vehicle parking calculations the development package will need to be revised to show these items. This change will need to be approved prior to approval of the building plans.

3. The building plans cannot be approved until the development package has been approved.

4. Until the above comments have been addressed and all other PDSD review agencies have approved the building plans zoning cannot approve.
