| 08/07/2015 | ROBERT SHERRY | PLUMBING-COMMERCIAL | REVIEW | Reqs Change | 1. Clarify the size of the existing water meter and its associated backflow preventer. The water pressure calculations refer to an existing 2" water meter but the water plumbing plan and the water isometric imply a 1-1/2" water service. Reference: Section 107.2.1, IBC 2012. 2. If PEX tubing is to be used for water distribution, provide a pipe sizing chart to be used with the PEX tubing. Reference: Section 604.1, IPC 2012. 3. As noted on sheet P-1, all water outlets or appliances directly-connected to water shall be protected against backflow. Specify the device to be used for each outlet or appliance connection. Reference: Sections 608.15 and 608.16, IPC 2012. 4. Provide cleanouts sized per Section 708.7, IPC 2012 (i.e. cleanouts shall be the same nominal size as the pipe served, up to 4" in size). 5. Provide indirect waste piping for the 3-compartment sink. Each compartment of the 3-compartment sink shall be separately drained to protect against cross-contamination or fouling. (The 3-compartment sink appears to be scheduled for indirect wastes but is shown directly connected in the plumbing waste plan and the waste and vent schematic. Conversely, the prep sink is scheduled to be directly wasted but is drawn with an indirect waste on the plumbing waste plan and the waste and vent schematic. Both are to be indirectly wasted.) Reference: Section 802.1 and 802.1.8, IPC 2012. 6. Verify that all of the vents (except for vents serving interceptors located outdoors) rise vertically to at least 6" above the flood rims of the fixtures they protect prior to running horizontally. Reference: Section 905.4, IPC 2012. |
| 08/07/2015 | ROBERT SHERRY | MECHANICAL-COMMERCIAL | REVIEW | Reqs Change | 1. Demonstrate energy code compliance for the alterations to the building envelope based on the current code. Reference: Sections C101.4.3, C101.5, and C103.2, International Energy Conservation Code 2012. 2. Show that the mechanical systems for the building comply with the current energy code (e.g. provide a COMcheck Mechanical Compliance Certificate). 3. Provide heating and cooling load calculations that justify the capacities of the heating and cooling equipment specified for the project. Reference: Sections C403.2.1 and C403.2.2, IECC 2012, and Section 312.1, IMC 2012. 4. Show that each rooftop unit has a thermostatic control that provides for automatic start-up control and, if the control does not require manual changeover from the heating and cooling modes, restricts set point overlap. Reference: Section C403.2.4, IECC 2012. 5. Revise the sequence of operation for the restroom exhaust fans so that all of the air supplied to the restrooms will be exhausted (i.e. the fans shall operate during operating hours even if the restroom lights are off). Reference: Section 403.2.1 (4), IMC 2012. 6. The occupant load used for calculating the minimum required ventilation is to be based on Table 403.3, IMC 2012 or an approved engineering analysis of the specific occupancy type. Provide justification of the occupant diversity claimed for AC-1. Reference: Section 403.3, IMC 2012. 7. Provide justification for the use of a Zone Air Distribution Effectiveness (Ev) of 1.0 for a ceiling supply, ceiling return using a gas-fired furnace (AC-1 serving the dining room). Reference: Section 403.3.1.2, IMC 2012. 8. Clarify the ventilation calculations for AC-2: how can a unit supplying 4250 CFM have a primary supply air flow of only 2400 CFM? Reference: Section 107.2.1, IBC 2012. 9. Provide listing information to show that one layer of the proposed grease duct insulation system complies with ASTM E 2336. Reference: Section 506.3.11.2, IMC 2012. 10. Provide a Type I hood over the two gas-fired grills (K15). Reference: Sections 507.1 and 507.2, IMC 2012. 11. Provide general room exhaust for any cooking appliance that does not require the installation of a Type II hood. The minimum exhaust rate shall be 0.70 CFM per square foot, using a minimum area of 100 square feet for each individual appliance. Reference: Section 507.2.2, IMC 2012. 12. Provide structural calculations and details to show that the Type I hoods are supported from the building structure in accordance with Section 507.6, IMC 2012 (the hood hanging weight plus the weight of personnel working in or on the hood). Reference: Section 302.1, IMC 2012. 13. Show that the installation of the Type I hoods complies with Section 507.9, IMC 2012 for clearances. Provide 18" clearance from walls constructed with combustible structures (i.e. wood studs). 14. Show that the installation of hood K2 complies with Section 507.9, IMC 2012 with regard to a smooth, cleanable, non-absorbent, and non-combustible material installed between the hood and the wall, and extending 18" beyond the hood. 15. Clarify the construction of the 1-hour fire-rated finished ceiling noted in the Type I kitchen hood details on sheet M-2 and justify the lack of an 18" clearance from combustibles. Reference: Sections 506.3.11 and 506.9, IMC 2012. 16. Provide smoke detectors in the return air duct, upstream of any outside air connections, for all air distribution systems with a design return air capacity greater than 2,000 CFM that serve multiple rooms. Reference: Section 606.2.1, IMC 2012. |
