Woodland Avenue PDSD ACTIVITY NO: T15CM05047 PROJECT: Existing Duplex on and R-1 lot that was split by the City of Tucson COMMENTS: the following comments are relative to an application for a Board of Adjustment (B of A) (UDC 3.10.1) variance. This site is located in the R-1 zone (UDC 4.7.8). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure's wall facing each interior property line (Table 6.3-2.A). COMMENT: The new owner purchased the property with the duplex on an R-1 lot that is undersized Actual Size is 6993 sq. ft. The duplex was constructed in 1968 and the lot was split in 1999. It is not clear who split the lot but the City of Tucson owns the portion of the lot to the south. Comment: Owner is requesting a variance to allow the lot size of 6993 sq ft for the two units as constructed and subsequently split. UDC section 6.3. table 6.3.2.A Lot size for two units in an R-1 is 10,000 sq ft. COMMENT: Owner is also asking for a variance to allow both units to be the same size in sq ft. UDC Section 4.9.7.B.1 - .4, One dwelling must be 25% smaller than the other dwelling. COMMENT: Owner is also requesting a variance to for the building setbacks. Owner is requesting a variance to allow the existing south building setback due to the lot split. The required setback based on the 18 foot tall building wall from design grade is 12'.
