The applicant agrees to comply with City of Tucson Floodplain and Erosion Hazard, and Watercourse Amenities, Safety and Habitat regulations, and is particularly bound by the conditions stated below. Violation of any of the conditions stated or referred to below, as determined by the City Engineer, shall be grounds for revocation of this permit. Responsibility for renewal of this permit, if necessary, is with the applicant. Issuance of this permit does not constitute a waiver of other requirements contained in the Tucson City Code, Unified Development Code, or any other Federal, State, County, or local regulation. No use other than as permitted herein is allowed. Additional uses allowed under City of Tucson Floodplain and Erosion Hazard Regulations and Watercourse Amenities, Safety, and Habitat regulations require the issuance of an additional Floodplain Use Permit. The subject property is located adjacent to the Naylor Wash. Per the JE Fuller Hydrology & Geomorphology Drainage Statement prepared for the City of Tucson the 100-year floodplain limits do not encroach onto the property. An Elevation Certificate was prepared to verify the FFE of the existing structure which is shown to be set at 2623.0 feet NAVD88. The BFE for the adjacent 100-yr floodplain was calculated to be at 2622.7 with a lowest adjacent grade of 2622.5. Since the subject property is not located within the mapped 100-year floodplain per the Drainage Statement the 1-foot free board requirement does not apply and it is shown that the existing and future FFE will be higher than the calculated WSEL. Renewal of this permit will require a new application, review and approval of that application by the City of Tucson, Planning & Development Services Department, Engineering Division. This permit may be renewed for up to one year, in the absence of Registered Plant authorization, at the sole discretion of the City Engineer or designated representatives. This Floodplain Use Permit will be automatically revoked and becomes invalid if conditions are not complied with, as set forth in this permit. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: The City of Tucson adopted the 2012 I-Codes with amendments on 1/1/2012. Show only the current code references on the plans. Remove the UPC and 1997 UAC from sheet C-1. Also, update note #5 on sheet A-1; general note #3 on sheet M-1; note #1, 13 & 14 on sheet P-1 and note #3, 4, 5, & 6 and at the GROUND, LIGHTING & INSTALLATION notes on sheet E-1. SITE PLAN: 1. Indicate the location of buildings, utility meters and both electric and gas lines from property line to building, R106.1.1. FOUNDATION PLANS: 1. Show compliance with termite treatment, R318.2. STRUCTURAL PLANS: 1. Clarify the rafter size at the porch roofs, R301.1. 2. Clarify the span of B1 shown at the schedule, R301.1. 3. Show a beam size with appropriate load carrying capacity, R301.1. Upsize B2 on sheet S-1. SECTIONS - DETAILS: 1. Provide a detail showing the 1x wood pine T&G soffit cladding noted on the Reflective Ceiling Plan, sheet A-1, R106.1.1. PLUMBING PLANS: 1. Clarify if the building shut-off valve will be relocated, R106.1.1. 2. Gas fired water heaters may not be located in a storage closet, M2005.2 & G2406.2. Replace with an electrical water heater, or relocate the gas water heater, and if altering a gas pipe provide a gas schedule or line isometric showing the BTU demand and length of line to each gas appliance. Show each pipe segment sized in conformance with Table G2413.4(1). Existing gas pipes may require upgrading with a system alteration. MECHANICAL PLANS: 1. Clarify if FAF-1 (5 ton) is existing or a replacement. Provide demand calculations in accordance with Manual J/S/D standards for a replacement unit, M1401.3, M1601.1. 2. Show bathroom exhaust fan locations with minimum 50 CFM rating and duct to the exterior, R303.3 and M1507.3. The existing bathroom now requires ventilation. 3. Show combustion air compliance for gas appliances in confined spaces, G2407.5.3.1. ELECTRICAL PLANS: 1. Interior alterations require the installation of smoke alarms at existing bedrooms, R314.3.1. Provide notation if existing or proposed. 2. Show or notate the requirement for a carbon monoxide detector outside of bedroom doors, when the dwelling includes an attached garage or gas appliance, R315. 3. Clarify if the relocated service panel is 150A or 200A, E3602. 4. Show the location of the existing panel on the Electrical Plan, and indicate if it will be a junction point for existing circuits or a sub-panel with new feeder conductors, E3601.6.2 & E3705.8. 5. Provide notation requiring tamper resistant receptacles for 125 volt, 15A and 20A receptacles, R4002.14. INTERNATIONAL ENERGY CONSERVATION CODE: 1. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing is U=0.40, skylights U=0.65, ceiling R=38 (R-30 with conditions) and walls R=13. Update the "R" values of insulation and the maximum "U" factors of the windows and doors on sheet A-1 of the plans as well as the solar heat gain coefficient SHGC minimum value of 0.25, N1102.1.
