Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

STRUCTURAL PLANS:

1. Show a beam size with appropriate load carrying capacity, R301.1. The 4 x 8 beams at the Ceiling Framing Plan sheet A-3 appear undersized. Verify if the beams carry roof load in addition to ceiling load. Provide the distance to each load bearing wall for calculating the tributary load.

SECTIONS - DETAILS:

1. Clarify cut-off notation at top of Main House south elevation sheet A-3, R106.1.1.
2. Show fiber-cement board or glass mat gypsum backers for tiled walls in tub and shower areas, R702.4.2.

ELECTRICAL PLANS:

1. Show locations of each smoke alarm, R314. Notate that all smoke alarms must be interconnected with a power source from the building wiring, and be equipped with battery backup. When ceiling finish materials are removed in existing construction, existing bedrooms be in compliance. When ceiling finish materials are not removed, existing bedrooms may be equipped with battery operated smoke alarms, R314.2.
2. Provide a panelboard clear working space of 30"wide x 36"deep, E3405.2. Panel B may not be located over a kitchen counter.
3. Show all garage 120 volt receptacle outlets 15 & 20 AMP with GFCI protection, E3902.2. Include the storage room and ceiling receptacle on circuit C4.
