This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. STRUCTURAL PLANS: 1. Limit cantilevered rafters (overhang) to 24", or provide engineered (truss) design, R802.7.1.1. 2. Provide a complete roof framing plan. Show size, spacing and span of all framing members, joists or rafters if designing a conventional roof, or provide truss plans prepared by a registered Arizona engineer, R802.10.2. 3. Provide a hallway header beam sized with appropriate load carrying capacity, R301.1. The two 2 x 8 header is undersized for carrying the contributing roof loads. SECTIONS - DETAILS: 1. Clarify the location of the attic access notation on the Floor Plan sheet A2.0, R106.1.1. 2. Clarify the meaning of the 10 SF of Min Opening notation on the Floor Plan on sheet A2.0, R106.1.1. The min. egress opening is 5 SF for ground level bedrooms. 3. Clarify the existing roofing system notation on the proposed Roof Plan on sheet A3.0. PLUMBING PLANS: 1. Provide a water hammer arrester for quick-closing valves serving the clothes washer, P2903.5. 2. Show plumbing vents (VTR) within acceptable distances from traps, P3105.1. (1 ½"-6', 2"-8', 3"-12'). MECHANICAL PLANS: 1. Provide return air duct and register sizes meeting minimum requirements of 72 SQ IN/ ton, M1403. Minimum duct/register size: heat pump or air conditioner - 6 SQ IN per 1,000 BTU (1 ton cooling = 12,000 BTU). The 2 ton unit requires a minimum 14" diameter return air duct. 2. Show dryer vent size and location for venting to exterior, M1501. ELECTRICAL PLANS: 1. Smoke alarms are also required outside each separate sleeping area, R314.3.2. 2. Show the Bathroom receptacle on a separate 20 AMP circuit (dedicated) with outlets at no other location, E3703.4. 3. Show one 20 AMP branch circuit in the laundry area; this circuit may not serve other locations, E3703.3 and 3901.8. 4. Hallways of 10' or more in length require a receptacle, E3901.10.
