PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

SECTIONS - DETAILS:

1. Clarify cut-off notation at wall framing specs on sheet A-1, R106.1.1.
2. Clarify cut-off notation at exterior wall detail on sheet S-4, R106.1.1.
3. Provide sheet S-4 on second set of plans, R106.1.1.
4. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing (closed cell spray tight to the roof sheathing or rigid board sealed to roof framing), R806.5. This condensation control provision is necessary for code compliance and may be layered with batt insulation for achieving the total required roof R-value. Update detail #2 & 3, sheet S-4.

PLUMBING PLANS:

1. Show if the water heater is relocated or new since it appears in the garage with new floor surface shown on S-1, R106.1.1.

MECHANICAL PLANS:

1. Show if the furnace is relocated or new since it appears in the garage with new floor surface shown on S-1, R106.1.1.

ELECTRICAL PLANS:

1. Show if the furnace circuit is relocated or existing since it appears in the altered garage, R106.1.1.
2. Show locations of each smoke alarm both inside and outside of each separate sleeping area, R314.3.2.
3. Show the location of a carbon monoxide detector outside of bedroom doors, when the dwelling includes an attached garage or gas appliance, R315.
4. Designate the circuit number at the location of each light fixture, receptacle, appliance and equipment disconnect switch, E3404.12.
5. Show a GFCI receptacle outlet within 3' of each lavatory basin in each bathroom, E3901.6. Show Bathroom receptacles on a separate 20 AMP circuit (dedicated) with outlets at no other location, E3703.4.
6. Show all garage 120 volt receptacle outlets with GFCI protection, E3902.2. Include the ceiling receptacle.

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing is U=0.40, skylights U=0.65, ceiling R=38 (R-30 with conditions) and walls R=13. Show the "R" values of insulation and the maximum "U" factors of the windows and doors on the plans as well as the solar heat gain coefficient SHGC minimum value of 0.25, N1102.1. Update values at DW-2 and DW-4 on sheet A-1.
