TRANSMITTAL DATE: June 10, 2016

The building plans have been reviewed by Zoning Review Section but cannot approve the plan until all zoning comments or concerns have been addressed.

1. Provide a lot coverage calculation on the plan that meets the requirements of UDC Article 6.4.3. Maximum lot coverage allowed is 70% see UDC TABLE 6.3-2.A: DIMENSIONAL STANDARDS FOR THE R-1, R-2, R-3, MH-1, & MH-2 ZONES.

2. The access shown to the accessible vehicle parking space does not meet the minimum width of 24', see UDC Table 7.4.6-1.

3. It's not clear how vehicles will be prevented from access the sidewalk shown along the east and south side of the parking area, see UDC Article 7.4.6.H.

4. Remove all references to "MULTI-FAMILY DEVELOPMENT" as this site is not considered multi-family, see UDC Article 11.3.7.3.

5. Revise "SITE NOTES AND ZONING AND LAND USE NOTES" #4 to show the correct lot size. Based on UDC Table 6.3-2.A the minimum lot size for two (2) units in the R-2 zone 5,808 square feet.

6. The accessible vehicle parking space is not required.

7. The short term bicycle parking shown is not required.
