PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

FOUNDATION PLANS:

1. Clarify footing thickness at symbol A, B & E description (feet -inch depth), R301.1.

ELEVATIONS:

1. Provide consistent information for the unvented conditioned attic space, R806. Verify that no attic space ventilation is included when placing insulation at the roof deck. Remove the gable vent air flow arrow passing through the attic insulation at the north section sheet A-4. Mark the gable vents as decorative, or only open to the non-insulated space.
2. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing (closed cell spray tight to the roof sheathing or rigid board sealed to roof framing), R806.5. This condensation control provision is necessary for code compliance and may be layered with batt insulation for achieving the total required roof R-value.
3. If a vented roof assembly method will be utilized then provide an attic space ventilation calculation and specify size and location of all vents needed to comply with R806.2, and relocate the batt insulation to the ceiling. Provide appropriate upper and lower space vents if applying the reduced area calculation per exception requirements.

ELECTRICAL PLANS:

1. Delete partial note #25 which is covered by note #16.
2. Show the Bathroom receptacle 20 AMP notation with a separate circuit (dedicated) with outlets at no other location, E3703.4.
3. Provide notation requiring tamper resistant receptacles for 125 volt, 15A and 20A receptacles, R4002.14.

OUTDOOR LIGHTING CODE

1. Show compliance with City of Tucson Outdoor Lighting Code with an approved lighting calculation in accordance with OLC 3.1.2. Include all exterior fixtures on the property in the calculations. Adjustable security light fixtures are unshielded, not FCO.
