2. Provide NFRC fenestration product ratings for the U-factor and the SHGC values on COMcheck or use the appropriate default U-factor and SHGC values from Tables C303.1.3 (1), C303.1.3 (2) and C303.1.3.(3), IECC 2012. Reference: Section C303.1.3, IECC 2012 (the requirement for the residential areas is the same, R303.1.3).
3. The submitted COMcheck analysis rates HVAC System 1 as failing for not meeting the economizer requirements. Explain how the three examples of this system are exempt from the economizer requirements. Reference: Section C403.3.1, IECC 2012.
4. Provide heating and cooling load calculations that justify the capacities of the heating and cooling equipment specified for the project. Reference: Sections C403.2.1 and C403.2.2, IECC 2012, and Section 312.1, IMC 2012.
5. Show how the building envelope is to be constructed to limit the air leakage per the requirements of Section R402.4, IECC 2012.
6. Show how access will be provided to the fan coil units serving the residential rooms while still maintaining the fire rating of the roof-ceiling assembly. Reference: Section 306.3, IMC 2012 and Section 107.2.1, IBC 2012.
06/29/2015 ROBERT SHERRY PLUMBING-COMMERCIAL REVIEW Reqs Change 1. The primary roof drains are properly sized but the size of the secondary roof drains (the circular scuppers) cannot be determined using Tables 1106.2 or 1106.3, IPC 2012. Provide the hydraulic calculations used to determine the size of the circular scuppers used for secondary roof drainage. Secondary roof drains shall have at least the same capacity as the primary roof drains. Reference: Sections 1106.1, 1106.4, and 1108.3, IPC 2012 and Sections 1611.1 and 1611.3, IBC 2012.
2. Revise the configuration of the natural gas sediment trap, as shown in detail 2/5P2.1, to comply with the requirements of Section 408.4, IFGC 2012 (i.e. the sediment trap is to be located downstream of the appliance shutoff valve, as close to the appliance as possible). See also Figure 408.4, IFGC 2012.
3. Provide a copy of the approved Type 3 Reclaimed Water General Permit for Gray Water from the State of Arizona prior to installation of the gray water system. Reference: Arizona Administrative Code, R18-9-719.
4. Clarify the reason for using an indirect waste connection for the sinks 4-20, 4-41, and 4-50. Reference: Section 802.1, IPC 2012.

This letter reflects comments to be addressed. The purpose of this review is to verify compliance to the 2012 International Building Code and local amendments. In order to facilitate a shorter back check time, we request that you please provide two complete sets of revised plans and calculations, along with a written response to each of the noted items indicating action taken. Other comment references may be derived from additional codes and standards adopted by The City of Tucson. All features have been checked only to the extent allowed by the submittals provided for review. All portions of this project are assumed to meet other departmental requirements, conditions and concerns before permit approval.

1. Please clarify the proposed occupancy classification for building 4. Sheets 0A1.0 and 4T1.1 indicate I-1 in several places yet the general design reflects I-2 as indicated in the code review box on sheet 4T1.1.
2. Specify the distance from the imaginary lot line to the roof projection on the west side of the building, 705.2. Please note that either fire resistance ratings or sprinkler protection may be necessary in accordance with 1406.3.
3. Please indicate how the door penetrations through the interior fire-rated walls will be protected, 716.
4. The shade cloth/bird netting located on the garden structure is shown to be draped over the parapets and along the roof surface on the north side of the building. Please indicate how this netting will be secured so as not to obstruct the roof drainage system that is collecting runoff in that location, 1503.4.
5. The Unified Development Code requires that all lettering is a minimum 3/32". Please revise lettering located on the site plan on sheet 0AS1.0 regarding the garden structure.
6. Note: The exit signage specified on sheet 4A2.1 does not include the required signs in the sunroom, study or entryway as indicated on sheet 4E2.1.
