PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

SECTIONS - DETAILS:

1. Notate and specify the size, spacing and length of anchor bolts for sill plates at detail #2/A1, R403.1.6. Ram set pins are only appropriate for interior patrician walls.
2. Show a weather-resistive exterior wall that prevents the accumulation of water at the sill plate, R703.1. Add flashing to detail #2/A1 when exterior sheathing does not extend over face of foundation.
3. Clarify the H2.5 notation at detail #1/A1, R802.11.1
4. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Show a roof design with additional insulation types for meeting the condensation control requirement. Show a roof design with a total insulation value of R-30 when the insulation layers are extended over the wall top plates; otherwise show a total of R-38 ceiling insulation.

PLUMBING PLANS:

1. Clarify the fixture unit schedule, P2903.6. It shows two proposed and one existing bathroom entries, rather than one of each.
2. Clarify the yard pipe size, P2903.7.

MECHANICAL PLANS:

1. Notate a deferred submittal of demand calculations in accordance with Manual J/S/D standards, M1401.3, M1601.1 is required if the HP-1 option is installed.

ELECTRICAL PLANS:

1. A smoke alarm is also required outside each separate sleeping area, R314.3.2.
2. Interior alterations require the installation of smoke alarms at existing bedrooms, R314.3.1. Provide notation if existing or proposed.
3. Show a panel board clear working space of 30"wide x 36"deep for sub-panel 'B', E3405.2. This panel board may not be located in a clothes closet, E3405.4. It is shown in an Existing Mechanical space, although the mechanical equipment is located elsewhere.
4. Revise the electrical load calculations following Table E3602.2 for sizing the dwelling load. Add the total nameplate for the air conditioning units (continuous loads) after the 40% factor for loads above 10,000 watts.
