This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. FOUNDATION PLANS: 1. Notate the grade away from foundations with a minimum 6" fall within the first 10', R401.3. FLOOR PLANS: 1. Roof projections extending into the 3-foot fire separation distance between buildings require not less than one-hour fire-resistive construction on the underside. Provide notation for compliance with R302.1 (City of Tucson Amended) for the Garage roof overhang extending into the 6' separation distance to the existing residence. The same applies to the existing residence if it has a roof overhang extending into the 6' separation distance to the proposed Garage. These overhangs may not extend more than 1 foot. 2. Show the location of a minimum 22" x 30" attic access. Attic access is required for areas exceeding 30 SQ FT with a minimum of 30" of headroom and located in a hallway or readily accessible space, R807.1. This applies to the Garage with ceiling. SECTIONS - DETAILS: 1. Show exterior wood siding, sheathing and wall framing with a 6" clearance above the ground R317.1 item 5. Clarify the 6" dimension reference at Detail #1 & 3 sheet A-2. 2. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Show a roof design with additional insulation types for meeting the condensation control requirement. Update the details on sheet A-6. PLUMBING PLANS: 1. Show hot water pipe with minimum R-3 insulation, N1103.4.2. 2. Show gas pipe sizes in compliance with connected demand, G2413.3 & Table G2413.4(1). The 1-1/2" pipe is limited to 366 BTU/h connected demand with a developed length over 200'. The ½" pipe to the proposed Guest House dryer is limited to 30 BTU/h connected demand with a developed length over 200'. Check each appliance for minimum pipe size. Consider moving the gas meter for reducing the developed length. MECHANICAL PLANS: 1. Provide (an HVAC system with) whole-house mechanical ventilation with continuous or a minimum controlled intermittent airflow rate, R303.4 & M1507.3. Show a source of outside supply air, or a controlled exhaust fan. ELECTRICAL PLANS: 1. Designate the circuit number at the location of each light fixture, receptacle, appliance and equipment disconnect switch, E3404.12. Show the location of circuit #33, 35 & 37. 2. Protect all interior 15A & 20A proposed outlets (except garage, kitchen, and bathrooms) including receptacles, lights and smoke detectors with combination type arc-fault circuit interrupters, E3902.12. 3.
