06/04/2015 | MARTIN BROWN | FIRE | REVIEW | Reqs Change | I am concerned that the door into the "future expansion" area will probably locked, thereby creating a dead end corridor in excess of 50'. Even if this door is unlocked, then people would be exiting through a door on the north side of that room that swings into another corridor, thereby reducing the width of that corridor. Please review and revise, or indicate code references that prove these conditions are code compliant. Include information both on plans and in a response letter. |
06/16/2015 | ROBERT SHERRY | PLUMBING-COMMERCIAL | REVIEW | Reqs Change | 1. Correct the plumbing calculations on sheet G1.03: the number of fixture units is to be determined using the occupant load of each sex, not the total number of occupants. The number of required fixtures shown in Table 2902.1, IBC 2012 is based upon the minimum fixtures required for each person or fraction of the number of persons. Since fractional fixtures cannot be installed, fractional numbers for fixtures shall also be rounded up to the next whole number. Based on a population of 69 males and 69 females, there is a total requirement of six water closets, not four. Reference: Footnote (a), Table 2902.1 and Section 2902.2, IBC 2012. 2. Show that the installation of a "quench" system in lieu of a drinking fountain provides the required accessibility noted in Section 1109.5, IBC 2012 and Section 410.2, IPC 2012. Note that sheet A2.01 shows two quench stations but only one is supplied with water on sheet P101. 3. Provide automatic faucets for the lavatories, dispensing a maximum of 0.25 gallons per metering cycle. Reference: Section 416.6, IPC 2012, as amended by the City of Tucson. 4. Keynote 10 on sheet M201 calls for the combustion air ducts to terminate in the ceiling plenum. Verify that the ceiling plenum communicates freely with the outdoors. Reference: Section 304.6.1, IFGC 2012. 5. The specified water heater is a high efficiency unit with a power vent. Show how the unit is to be vented per the manufacturer's instructions and where the vents are to be terminated. Coordinate with the mechanical details and design. Reference: Sections 503.4 and 503.8, IFGC 2012. |
06/16/2015 | ROBERT SHERRY | WATER | REVIEW | Reqs Change | Provide the size of the water meter serving this suite, the size of the backflow preventer associated with the water meter, and the total water demand served by the water meter. Reference: Section 107.2.1, IBC 2012. |
06/16/2015 | ROBERT SHERRY | MECHANICAL-COMMERCIAL | REVIEW | Reqs Change | 1. Revise the sequence of operation for the restroom exhaust fans EF-1 and EF-2 so that all of the air supplied to the restrooms will be exhausted (i.e. the restrooms shall be exhausted continuously while the building is being occupied). Reference: Sections 403.2.1 (4) and 403.3, IMC 2012. 2. The occupant load used to calculate the required ventilation is not necessarily the same as the furniture layout provided by the Architect. The occupant load used for calculating the minimum required ventilation is to be based on Table 403.3, IMC 2012 or an approved engineering analysis of the specific occupancy type. Reference: Section 403.3, IMC 2012. 3. Clarify the occupancy type used to calculate the required ventilation rate for each air conditioning zone. Reference: Section 403.3, IMC 2012. |
06/23/2015 | DAN SANTA CRUZ | ELECTRICAL-COMMERCIAL | REVIEW | Reqs Change | Please clarify the following: #1. Plan sheet E001 feeder schedule does not correlate with panels 'L1' and 'L2'. #2. Plan sheet E201 shows panels 'L1' and 'L2' as existing, please indicate as replaced with new, or new. Ref: IBC sec. 107.2.1, NEC 110, 408.4 |
06/29/2015 | CLAYTON TREVILLYAN | BUILDING-COMMERCIAL | REVIEW | Reqs Change | BUILDING PLAN REVIEW COMMENTS Date: 6-30-15 Activity: T15CM03602 Address: 8616 E. Broadway Blvd Applicant: Metro TED This letter reflects comments to be addressed. The purpose of this review is to verify compliance to the 2012 International Building Code and local amendments. In order to facilitate a shorter back check time, we request that you please provide two complete sets of revised plans and calculations, along with a written response to each of the noted items indicating action taken. Other comment references may be derived from additional codes and standards adopted by The City of Tucson. All features have been checked only to the extent allowed by the submittals provided for review. All portions of this project are assumed to meet other departmental requirements, conditions and concerns before permit approval. Sheet G1.02 1. Please specify the location of the accessible parking, 1106. 2. Indicate the accessible route from the public way and from the accessible parking spaces to the front door, 3411.6. Note: Additional accessibility features may need to be included if not already provided such as ramps in accordance with chapter 11. Sheet G1.03 3. Please ensure all lettering is legible and not covered by lines on wall or furniture layers, 107.2.1. 4. Include information in code analysis regarding occupancy separation and fire-rated wall assemblies. Demonstrate previous use of tenant space as a B occupancy (no change in occupancy class) or specify the use of the adjoining tenant space and provide fire-rated assemblies accordingly, Table 508.4. 5. Provide additional exit signage so as to clearly identify the direction of egress where the exit is not immediately visible to the occupants, 1011.1. Please refer to circulation areas that do not have a clear line of sight to an exit or the exit signs provided. Signage locations may be needed: in the western corridor visible from rooms 118 & 132; at the southern end of the western corridor visible from rooms 127-130; at the northern end of the eastern corridor visible from rooms 110-117. 6. The maximum travel distance along a common path of egress for this occupancy is 100 feet, Table 1014.3. Distances have not been specified on the exiting analysis but the scaled distance from the restroom in the southeastern corner of the building is greater than 100 feet to the double doors leading through the reception area. 7. Please clarify the proposed maximum occupant load or provide sufficient plumbing fixtures for the occupant load indicated, 2902.
