This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL COMMENTS: 1. Replace sheet #4 with the zoning approved sheet in each set. STRUCTURAL PLANS: 1. Show a beam size with appropriate load carrying capacity; shown as a 2x12 over the attic loft, R301.1. This undersized load bearing roof beam appears on sheet #5 & 8. 2. Show floor joist size with appropriate load carrying capacity; shown as 4x6 @ 16' OC at the attic, R301.1. The undersized joist appear on sheet #8. 3. Show porch rafter size with appropriate load carrying capacity; shown as 2x6 @ 24' OC spanning 12', R301.1. The undersized rafters appear on sheet #8. SECTIONS: 1. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing (closed cell spray tight to the roof sheathing or rigid board sealed to roof framing), R806.5. This condensation control provision is necessary for code compliance and may be layered with batt insulation for achieving the total required roof R-value. 2. Clarify the placement of ceiling/roof insulation for determining the need for attic ventilation (freeze vent) at the Master Bath, section B/5, R806 ELECTRICAL PLANS: 1. Interior alterations require the installation of smoke alarms at existing bedrooms, R314.3.1. Provide notation if existing or proposed. 2. Clarify the circuit number for cooler #1 on the plan, E3404.12 3. Show the location and size of the existing sub-panel on the Electrical Plan, E3601.6.2 & E3705.8. 4. Clarify the electrical load calculations for determining the service panel size, E3602.2. An entry for new heat pump is shown at 5200 volt-amps, although the mechanical plan does not include this appliance and the panel schedule has no heat pump circuit. 5. Show the number of receptacle outlets on the branch circuit within the overcurrent protection rating, E3702.2. Include a circuit for the furnace fan unit. 6. Show the two the kitchen countertop receptacle outlets with GFCI protection rather than AFCI, E3902.6. 7. Show the 20 AMP branch circuit in the laundry area (clothes washer) on a separate circuit from the workshop, E3703.3 and 3901.8. 8. Show the cellar receptacle outlets with GFCI protection, 3901.9. 9. Protect all interior 15A & 20A proposed outlets (except garage, kitchen, and bathrooms) including receptacles, lights and smoke detectors with combination type arc-fault circuit interrupters, E3902.12. Include the attic circuit. 10. Provide notation requiring tamper resistant receptacles for 125 volt, 15A and 20A receptacles, R4002.14.
