The purpose of this review is to verify compliance to the 2012 International Residential Code and local amendments. In order to facilitate a shorter back check time, we request that you please provide two complete sets of revised plans and calculations, along with a written response to each of the noted items indicating action taken. Other comment references may be derived from additional codes and standards adopted by The City of Tucson. All features have been checked only to the extent allowed by the submittals provided for review. All portions of this project are assumed to meet other departmental requirements, conditions and concerns before permit approval. FLOOR PLAN: 1. Provide impact protection for appliances located in garages, M1307.3.1. 2. Show the location of the attic access in a hallway or other readily accessible location with a minimum opening size 22"x30", R807. STRUCTURAL / FRAMING PLAN: 3. Justify the proposed roof joist size and series for the proposed span over the garage roof, R801.2. SECTIONS - DETAILS: 4. Condensation control is required for the unvented roof assembly method. Specify an air-impermeable rigid insulation material sealed tight to the roof sheathing (above or below) or spray applied closed cell foam to a minimum value of R5, R806.5. 5. Indicate how the minimum 2" clearance to the stucco weep screed will be maintained along wall areas surrounding the zero-step accessible entrance, R703.6.2.1. 6. Provide cross section details for the proposed chimney design, R801.2. PLUMBING PLAN: 7. All construction drawings submitted after June 1, 2010 for one- or two-family dwellings must provide gray water utilization or preparation, Ordinance #10579/11089 revised July 9, 2013. Provide gray water segregation for the clothes washing machine. Gravity discharge (through exterior wall) is required when feasible. 8. Specify the size of the proposed water meter and the working design pressure, P2903.7. The Tucson Water policy adopted 7/13/12 requires a ¾" water meter for the proposed demand; Reference Tables P2903.6 and P2903.6 (1), IRC 2012. ELECTRICAL PLAN: 9. GFCI protection is required for receptacles located on garage ceilings, E3902. OUTDOOR LIGHTING CODE 10. Flood lighting may not be considered 'full cut off' if the fixture incorporates an adjustable angle of the lamp, OLC 202. 11. Include the lights on the exterior ceiling fans on the outdoor lighting calculation as unshielded fixtures or provide cut sheets showing the angle of cutoff, light emissions and fixture wattage, 104.2. 12. Specify the lighting fixture shielding type for all exterior lighting fixtures including those located under a porch roof, 401.2.1(4).
