The purpose of this review is to verify compliance to the 2012 International Residential Code and local amendments. In order to facilitate a shorter back check time, we request that you please provide two complete sets of revised plans and calculations, along with a written response to each of the noted items indicating action taken. Other comment references may be derived from additional codes and standards adopted by The City of Tucson. All features have been checked only to the extent allowed by the submittals provided for review. All portions of this project are assumed to meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: 1. Note: This addition is not required to include a fire-rated wall assembly as shown on the plan set. The plan may include such provisions but it is not a code-mandated requirement. FLOOR PLAN: 2. Indicate on the floor plan that the addition is unconditioned and non-habitable space or include provisions for a habitable addition including electrical, mechanical and energy conservation measures, R106.1.1, R202. 3. Specify on the floor plan the location, size and operation type of all windows, R106.1.1. FOUNDATION PLAN: 4. Provide a footing under the proposed post supporting the porch roof, R401.2. SECTIONS - DETAILS: 5. Clarify the proximity of the ends of the proposed rafters to the existing wall with a dimension between the two. The section detail located on sheet A2 indicates the new roof is relying on the existing rafter tails for support. The new rafters should transfer loads directly to the existing wall or justification for alternative support will be necessary, R801.2. 6. Indicate the depth of the proposed footings below grade. The overall dimension has been specified but the location of grade level has not. Note: The minimum depth of footings below grade is 12 inches, R403.1 & R403.1.6. 7. Specify the size and spacing of the bolts indicated in detail 3-S1, R106.1.1. 8. Provide a detail indicating the connection of the porch beam to its supporting post and the post connection to its foundation, R106.1.1.
