This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: The City of Tucson adopted the 2012 IRC with amendments on 1/1/2012. Show the current code reference on the plans. Update Framing note #1 on sheet 3. Items built without permit may require alteration or improvement for achieving code compliance with the 2012 IRC, R101.3. SECTIONS - DETAILS: 1. Provide consistent information for the unvented attic space, R806. Remove the "bird brd" notation from Section Detail sheet 4. Vent opening require a minimum of 1" space between the roof sheathing and insulation. PLUMBING PLANS: 1. The plans show (proposed) interior gas pipe sizes without developed length for determining compliance with G2413.3 & Table G2413.4(1). Provide a gas line isometric or table for showing the BTU demand and length of line to each gas appliance. A ¾" main pipe may be undersized for a system developed length over 30'. MECHANICAL PLANS: 1. Provide heating facilities in all habitable rooms, R303.9. 2. Provide an equipment specification list including the cooling tonnage capacity for the entire house including each bedroom, M1302.1. 3. Provide demand calculations in accordance with Manual J/S/D standards, M1401.3, M1601.1. Systems shall be sized in accordance with Manual S based on building loads calculated in accordance with Manual J and duct systems sized in accordance with Manual D. ELECTRICAL PLANS: 1. Show locations of each smoke alarm, R314. Include the north bedroom. 2. Show smoke alarms outside each separate sleeping area, R314.3.2. 3. Show or notate the requirement for a carbon monoxide detector outside of bedroom doors, when the dwelling includes an attached garage or gas appliance, R315. 4. Show the location of each outlet on the Electrical Plan, E3404.12. Include the base board heaters and wall A/C units. 5. Revise the electrical load calculations following Table E3602.2 for sizing 100% of the dwelling load. Add the total nameplate for each air conditioning unit. 6. Show one 20 AMP branch circuit in the laundry area; this circuit may not serve other locations, E3703.3 and 3901.8. 7. Clarify the panel schedule showing the correct description for circuit #14 & 18, E3404.12 & E3706.2 8. Provide an exterior outlet at grade level located at both the front and back of the dwelling, E3901.7. These outlets require GFCI protection, E3902.3. 9. Protect all interior 15A & 20A proposed outlets (except garage, kitchen, and bathrooms) including receptacles, lights and smoke detectors with combination type arc-fault circuit interrupters, E3902.12. 10. Provide notation requiring tamper resistant receptacles for 125 volt, 15A and 20A receptacles, R4002.14. 11. Show the circuit number and location of all disconnect switches for (AC) air handling equipment including the Gas Pack, E4101.5. INTERNATIONAL ENERGY CONSERVATION CODE: 1. Tucson is in climate zone 2B. The simplified prescribed energy values for the (addition) ceiling is R=30 and requires a space greater than provided with 2" x 6" framing, N1102.1. Identify a product that provides R-30 value, or provide an appropriate ceiling cavity space. 2. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing (closed cell spray tight to the roof sheathing or rigid board sealed to roof framing), R806.5. This condensation control provision is necessary for code compliance and may be layered with batt insulation for achieving the total required roof R-value.
