PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

SECTIONS - DETAILS:

1. Clarify references for #2 & 4 on sections "A" & "B", sheet A1, R106.1.1. The numbers do not track to detail numbers.
2. Show wood framing members resting on concrete as pressure treated (rather than sealer), R317.1 item 2. Update detail #1 & 2, sheet C1.
3. Show the Footing Detail #1 & 2, sheet C1 with "continuous" #4 rebar, R403.1. The "eachway" notation should only apply to post or column pad footers.
4. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Show a roof design with additional insulation types for meeting the condensation control requirement. The total layered insulation value should be a minimum of R-38.

PLUMBING PLANS:

1. Show a plumbing code recognized by the City of Tucson, 2012 IRC. Update note #4.
2. Show hot water pipe with minimum R-3 insulation, N1103.4.2.

ELECTRICAL PLANS:

1. Interior alterations require the installation of smoke alarms at existing bedrooms, R314.3.1. Provide notation if existing or proposed.
2. Show two or more 2O AMP small appliance circuits at the kitchen countertop receptacle outlets; they may also serve the breakfast room and dining room, but not other locations, E3703.2 and E4001.3.1 through E4001.4.5.
3. Show receptacle outlets in the existing kitchen with no wall point (exclude door openings) more than 6' from a receptacle outlet, E3901.2. This is necessary for changing the space from kitchen to general living usage.

OUTDOOR LIGHTING CODE

1. Show the proposed fixture as full cut-off FCO style, or provide an Outdoor Lighting Calculation including all exterior fixtures on the property for determining exterior lighting limits.

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing is U=0.40, skylights U=0.65, ceiling R=38 (R-30 with conditions) and walls R=13. Show the relocated existing windows as dual pane - low energy, N1102.1.
