07/14/2015 | CLAYTON TREVILLYAN | BUILDING-COMMERCIAL | REVIEW | Reqs Change | BUILDING PLAN REVIEW COMMENTS Date: 7-14-15 Activity: T15CM03161 Address: 5523 E Grant Rd Applicant: Howard Li This letter reflects comments to be addressed. The purpose of this review is to verify compliance to the 2012 International Building Code and local amendments. In order to facilitate a shorter back check time, we request that you please provide two complete sets of revised plans and calculations, along with a written response to each of the noted items indicating action taken. Other comment references may be derived from additional codes and standards adopted by The City of Tucson. All features have been checked only to the extent allowed by the submittals provided for review. All portions of this project are assumed to meet other departmental requirements, conditions and concerns before permit approval. Previous Comment: 1. Please provide a building code analysis/reaffirm exit requirements Note: The building code analysis provided indicates the total occupant load exceeds 50 persons which would require two exits from the common path of egress through the front door. Please provide two exits in the hall area or revise the total occupant load for the common path of egress, 1021.1. 2. Reaffirm toilet fixture count Note: The minimum number of plumbing fixtures required for each sex has not been satisfied. Please provide sufficient plumbing fixtures for the intended occupant load, 2902.1. If you have any questions please contact: Clayton Trevillyan, CBO 520.837.4913 Clayton.Trevillyan@tucsonaz.gov |
07/15/2015 | ROBERT SHERRY | PLUMBING-COMMERCIAL | REVIEW | Reqs Change | 1. The developed pipe length is not the same as the linear pipe length shown on the plumbing plan; verify the developed lengths for the hot water piping. There are two water heater details shown, one of them has a recirculating system: determine which one will be used. [Initial comment: Verify that the developed length of the hot water supply piping from the water heater to the furthest hot water outlet is not greater than fifty feet; if the developed length is greater than fifty feet, provide a method for maintaining the temperature of the hot water supply system. Reference: Section 607.2, IPC 2012.] 2. Clarify how you determined the water pipe sizes. You show calculations for 6.8 PSI/100 feet and show piping charts for both 7.0 and 7.8 PSI/100 feet. [Initial comment: Sizing pipes for water distribution systems using Appendix E, IPC 2012 is an accepted engineering method but Section E103.3 (2.1) of Appendix E, IPC 2012 states that fixture units cannot be used for constant use items such as hose bibbs or appliances. A separate demand value for the vacuum pump is to be added to the demand that was determined using fixture units.] 3. Fixture units are not the same as GPM; read the instructions in appendix E, IPC 2012. [Initial comment: Revise the water fixture units shown in the table on sheet P2 using the values shown in Table E103.3 (2), IPC 2012 for public-use plumbing fixtures. Determine the water supply demand for the sum of the water supply fixture units using Table E103.3 (3), IPC 2012. The water supply capacity for individual plumbing fixtures can be found in Table 604.3, IPC 2012. |
07/16/2015 | ROBERT SHERRY | WATER | REVIEW | Reqs Change | Clarify the size of the existing water meter; it is noted as being 1-1/2" on the site plan but 2" on sheet P4. [Initial comment: Show the location of the existing 2" water meter and the backflow preventer that serves this suite.] |
07/16/2015 | ROBERT SHERRY | MECHANICAL-COMMERCIAL | REVIEW | Reqs Change | Revise the mechanical duct design as required to avoid using the egress corridors as return air ducts. Reference: Section 601.2, IMC 2012. |
