01. The existing site conditions have been drawn in a very light or screened line weight on the site plan sheet A1.2. It is suggested the line work drawing be revised or darkened for ease of legibility and archiving.

02. Ensure that the building setbacks for all structures are noted on the plan. Some of the setbacks are labeled but are not legible due to the line work.

03. The following comments are related to the DP professional comments which need to be addressed on the site plan or cover sheet under the calculations text block.

a. Add the enclosed space to residential floor to area ratio calculation.

b. Provide the note for the full cutoff lighting.

c. Provide the note related to the proposed Water Catchment Container.

d. Add the note related to the proposed solar panels.

PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

FOUNDATION PLANS:

1. Show compliance with termite treatment, R318.2.

SECTIONS - DETAILS:

1. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing (closed cell spray tight to the roof sheathing or rigid board sealed to roof framing), R806.5. This condensation control provision is necessary for code compliance and may be layered with batt insulation for achieving the total required roof R-value.
2. Show fiber-cement board or glass mat gypsum backers for tiled walls in tub and shower areas, R702.4.2.

MECHANICAL PLANS:

1. Provide demand calculations in accordance with Manual J/S/D standards, M1401.3, M1601.1. Systems shall be sized in accordance with Manual S based on building loads calculated in accordance with Manual J and duct systems sized in accordance with Manual D.

ELECTRICAL PLANS:

1. Show or notate the requirement for a carbon monoxide detector outside of bedroom doors, when the dwelling includes an attached garage or gas appliance, R315.
2. Provide a panel schedule showing wire size of each circuit or notate the wire size for each protection rating, E3702.2.
3. Show all garage 120 volt receptacle outlets 15 & 20 AMP with GFCI protection, E3902.2. Include the ceiling receptacle, E3902.2. .
4. Show Bathroom receptacles on a separate 20 AMP circuit (dedicated) with outlets at no other location, E3703.4.
5. Protect all interior 15A & 20A proposed outlets (except garage, kitchen, and bathrooms) including receptacles, lights and smoke detectors with combination type arc-fault circuit interrupters, E3902.12.
6. Provide notation requiring tamper resistant receptacles for 125 volt, 15A and 20A

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing is U=0.40, skylights U=0.65, ceiling R=38 and walls R=13. Show the maximum "U" factors of the windows and doors on the plans as well as the solar heat gain coefficient SHGC minimum value of 0.25, N1102.1.

OUTDOOR LIGHTING CODE

1. Show the proposed fixture as full cut-off FCO style, or provide an Outdoor Lighting Calculation including all exterior fixtures on the property for determining exterior lighting limits. Adjustable security light fixtures are unshielded, not FCO. Include all exterior fixtures on the property in the calculations. Fixtures are only exempt from the total lumen budget if both of the full cut-off FCO style and located under overhangs, OLC 5.1.2.
