The purpose of this review is to verify compliance to the 2012 International Residential Code and local amendments. In order to facilitate a shorter back check time, we request that you please provide two complete sets of revised plans and calculations, along with a written response to each of the noted items indicating action taken. Other comment references may be derived from additional codes and standards adopted by The City of Tucson. All features have been checked only to the extent allowed by the submittals provided for review. All portions of this project are assumed to meet other departmental requirements, conditions and concerns before permit approval. STRUCTURAL / FRAMING PLAN: 1. Specify minimum 3x ledger material for roof systems attached to masonry walls, Figure R606.11(1). SECTIONS - DETAILS: 2. Condensation control is required for the unvented roof assembly method. Specify an air-impermeable rigid insulation material sealed tight to the roof sheathing or spray applied closed cell foam to a minimum value of R5, R806.5. PLUMBING PLAN: 3. Provide a minimum 3" waste line for water closets, Table P3005.4.1. Ref. bldg #1 sheet P-2 ELECTRICAL PLAN: 4. Bathrooms require a separate 20-amp circuit, E3703.4, E3901.6. Note: this is a two-fold comment. The circuit must be 20 amp and may not share kitchen outlets. 5. Provide a grounding electrode system for each building, E3607.3. 6. Kitchens require two or more 2O-amp small appliance circuits to serve countertop receptacles. Such circuits shall be GFCI protected and shall not serve other rooms (except breakfast areas, pantries, etc.), E3901.3. OUTDOOR LIGHTING CODE 7. Include the unshielded lights on the exterior ceiling fan on the outdoor lighting calculation, OLC 3.1.2. INTERNATIONAL ENERGY CONSERVATION CODE: 8. The City of Tucson has adopted the 2012 International family of codes. As of 1/01/2013 all code references should refer to the currently adopted code or appeal must be made to the Building Official for use of the Model Energy Code. Ref. sheet A-3. 9. Clarify the proposed insulation value and furr-out wall thickness. Sheet A-3 indicates 2x furring and sheet A-3 indicates 3.5", N1102.1.
