This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. FLOOR PLANS: 1. Show the location of tempered glass within 18" of the floor, 24" of doorways (window A), R308.4. STRUCTURAL PLANS: 1. Show a beam size with appropriate load carrying capacity over the proposed closet, R301.1. The existing beam may be undersized if two 2"x 8" spanning 12'. SECTIONS - DETAILS: 1. Provide a wall detail showing a 6" minimum separation of exterior siding or sheathing above finished grade at Detail #1/3, R317.1 item 5. This may require a design with concrete stems. 2. If the unvented roof assembly method will be utilized then specify an air-impermeable rigid insulation material (fiberglass does not qualify) tight to the roof sheathing with a minimum R-5 value, R806.5. This condensation control provision is necessary for code compliance. PLUMBING PLANS: 1. Provide a gas schedule or line isometric showing the BTU demand and length of line to each gas appliance. Show each pipe segment sized in conformance with Table G2413.4(1). Existing gas pipes may require upgrading with this system alteration. ELECTRICAL PLANS: 1. Hallways of 10' or more in length require a receptacle, E3901.10. 2. Provide an exterior outlet at grade level located at both the front of the dwelling, E3901.7. INTERNATIONAL ENERGY CONSERVATION CODE: 1. Both standard and high density R-38 batt insulation requires a space greater than provided with 2" x 8" framing. Identify the product that provides the intended value, or provide an appropriate ceiling cavity space.
