This site is located in the Menlo Park Mercado District Lot 61 (PAD 10).

The approval stamp for the Mercado District Design Review Committee must be "affixed to each sheet" (p.43 PAD 10).

The minimum setback to the alley, Common Area A, is one (1) foot (Tentative Plat PAD 10, Detail 8 Sheet 5). The minimum setback to the garage is three (3) feet (Tentative Plat PAD 10, Detail 8 Sheet 5).

Provide the approval stamp for the Mercado District on all sheets of the plan set.

This letter reflects comments to be addressed. The purpose of this review is to verify compliance to the 2012 International Residential Code and local amendments. In order to facilitate a shorter back check time, we request that you please provide two complete sets of revised plans and calculations, along with a written response to each of the noted items indicating action taken. Other comment references may be derived from additional codes and standards adopted by The City of Tucson. All features have been checked only to the extent allowed by the submittals provided for review. All portions of this project are assumed to meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:
1. The City of Tucson has adopted the 2012 International family of codes. As of 1/01/2013 all code references should refer to the currently adopted code or appeal must be made to the Building Official for use of the UBC as noted on sheet 6.3.

INCLUSIVE HOME DESIGN:
2. Specify all switches, receptacles, and controls within 15 to 48 inches of the floor (To include thermostat controls), 1003.9.

FLOOR PLAN:
3. Garages beneath habitable rooms shall be separated from all habitable rooms above by not less than 5/8" type X gypsum board or equivalent, and ½" gypsum board on supporting walls, R302.6.
4. Provide a continuous handrail for the full length of each flight of stairs from a point directly above the top riser to the point directly above the bottom riser, R311.7.8.2.
5. Specify the dimensions and materials of the fireplace hearth located on the second floor, R1001.

STRUCTURAL / FRAMING PLAN:
6. Provide structural calculations for support of future spiral staircase, R501.2.
7. Provide truss calculations signed, dated and wet-sealed by an engineer who is registered in Arizona. Note the requirement for a deferred submittal if the truss calculations will not be submitted with the plan review.

SECTIONS - DETAILS:
8. Include second story fireplace on chimney detail with clarification of flue design/location from multiple floors, R106.1.1, R1003.13.
9. Clarify all mislabeled section detail references to sheet S2 that are located on sheet 5.0.
10. Show wood beams with 1/2" end clearances from masonry on top, end, and sides for detail 15-6.2, R317.1(4).
11. Condensation control is required for the unvented roof assembly method. Specify an air-impermeable rigid insulation material sealed tight to the roof sheathing or spray applied closed cell foam to a minimum value of R5, R806.5.

PLUMBING PLAN:
12. Specify a developed length of water supply piping consistent with the proposed design, P2903.7. Note: the water supply system must take into account the pressure drop associated with the elevation difference between the meter and the highest fixture served as well as any friction loss through fittings.
13. Specify a developed length of gas supply piping consistent with the proposed design, G2413.1.
14. Please specify the correct water conservation requirements: Water closets = 1.6 gallons per flush, Sinks = 2.2 gpm, Showerheads = 2.5 gpm, P2903.2.
15. Provide waste cleanouts near the base of each vertical waste or soil stack, P3005.2.

MECHANICAL PLAN:
16. Provide mechanical equipment consistent with Manual S calculations for the forced air unit in accordance with M1401.3.
17. Provide mechanical ducts sized in accordance with Manual D calculations, M1601.1.

ELECTRICAL PLAN:
18. GFI protection has been notated at receptacles located at bathrooms, utility rooms and exterior locations but not at kitchen counter locations. Please provide consistent notation.
19. Include a bond to metallic piping on the electrical riser diagram, E3607/8.

OUTDOOR LIGHTING CODE
20. Include all exterior lighting fixtures on the property in the outdoor lighting calculation, OLC 3.1.2.
