The purpose of this review is to verify compliance to the 2012 International Residential Code and local amendments. In order to facilitate a shorter back check time, we request that you please provide two complete sets of revised plans and calculations, along with a written response to each of the noted items indicating action taken. Other comment references may be derived from additional codes and standards adopted by The City of Tucson. All features have been checked only to the extent allowed by the submittals provided for review. All portions of this project are assumed to meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: 1. Clarify section detail references on sheet 5.0. 2. Provide a one-hour fire rated wall at 2nd floor porch roof located within 36" of property line, R302.1 as amended. INCLUSIVE HOME DESIGN: 3. Specify all switches, receptacles, and controls within 15 to 48 inches of the floor (To include thermostat controls), 1003.9. FLOOR PLAN: 4. Specify safety glazing in hazardous locations within than 60" above and within 60" horizontally from tub/shower floors, R308.4. SECTIONS - DETAILS: 5. Condensation control is required for the unvented roof assembly method. Specify an air-impermeable rigid insulation material sealed tight to the roof sheathing or spray applied closed cell foam to a minimum value of R5, R806.5. PLUMBING PLAN: 6. Clarify individual drawing titles on sheet 9.0. Titles are mechanical plan for plumbing layouts. 7. Justify the water supply line diameter from the meter to the water heater. The specified design length does not appear to be consistent with the proposed layout for the two story building measured from the meter to the furthest fixture served. Note: the water supply system must take into account the pressure drop associated with the elevation difference between the meter and the highest fixture served as well as any friction loss through fittings, P2903.7 8. Please specify the correct water conservation requirements: Water closets = 1.6 gallons per flush, Sinks = 2.2 gpm, Showerheads = 2.5 gpm, P2903.2. ELECTRICAL PLAN: 9. Show receptacle outlets at each kitchen counter space wider than 12" so that no point along the wall line is more than 24" from a receptacle outlet, E3901.4.1. Reference: counter space between sink and range. 10. GFI protection has been notated at receptacles located at bathrooms, utility rooms and exterior locations but not at garage and kitchen locations. Please provide consistent notation. 11. Include a bond to metallic piping on the electrical riser diagram, E3607/8.
