Pinon Dr Applicant: Karen Bellamy This letter reflects comments to be addressed. The purpose of this review is to verify compliance to the 2012 International Residential Code and local amendments. In order to facilitate a shorter back check time, we request that you please provide two complete sets of revised plans and calculations, along with a written response to each of the noted items indicating action taken. Other comment references may be derived from additional codes and standards adopted by The City of Tucson. All features have been checked only to the extent allowed by the submittals provided for review. All portions of this project are assumed to meet other departmental requirements, conditions and concerns before permit approval. FOUNDATION PLAN: 1. Provide a floor or landing outside exterior doors, R311.3. STRUCTURAL / FRAMING PLAN: 2. The structural sheathing indicated on sheet A-2 is specified to be ½" in thickness yet the elevation and section drawings indicate T1-11 siding that is 7/16". Clarify the braced wall panel sheathing, IBC 107.2.1. Note: Siding with vertical grooves is only rated for the thinnest portion of sheathing which is typically ¼" thinner than the specified thickness. 3. Specify a minimum 6" clearance above grade to untreated exterior wood siding, R317.1 (5). MECHANICAL PLAN: 4. Provide Manual J/S calculations for the forced air unit in accordance with M1401.3, M1601.1. INTERNATIONAL ENERGY CONSERVATION CODE: 5. Condensation control is required for the unvented roof assembly method. Specify an air-impermeable rigid insulation material sealed tight to the roof sheathing or spray applied closed cell foam to a minimum value of R5, R806.5. 6. Specify prescriptive insulation values per Table N1102.1.1/R402.1.1 or submit justified analysis. Simplified prescribed energy values for climate zone 2B ceilings = R-38. 7. Fiberglass batt insulation with a value of R38 will not properly fit into a 2x8 cavity. Specify an insulation material that will maintain the full required R-factor in the space provided.
